The Story

Relaxing by the inglenook fireplace on a winter's evening or basking in the sunshine on a summer's afternoon - Adam and Sarah Short have delighted in everything about their Rotherfield home. The exquisite character cottage sits right at the heart of the highly desirable village, and has been upgraded and improved by the couple to offer some fabulous features. "It is a beautiful home, which has been wonderful for family living and for entertaining," says Adam. "We bought it to renovate and have put so much work into it. It is very attractive and is in a location which offers easy living."

PRETTY AS A PICTURE

The pretty, four-bedroom home is believed to be approximately 500 years old and is thought to be one of the oldest houses in the village. "It was originally the village hall house and was later extended to create a terrace of homes," he explains. "Today it is Grade II Listed and retains many of its original features, including beams." The couple had been looking for a property to renovate for some time when they came across the charming house. "We wanted to be in Rotherfield and this place was perfect," he recalls. "It is opposite two parks and close to schools, and backs on to the church where we were married."

REACHING NEW HEIGHTS

Adam and Sarah embarked upon their renovation project as soon as they bought the house - and were able to move in some 18 months later. "Work continued for another six months while we were living there," Adam remembers. "It was very important to us to retain the character and keep to a certain specification. We employed specialists to work on the house and we used special products." The project saw them refurbish the house from top to bottom - they even took the roof off. "Throughout most of the property we kept to the same layout but we did create a superb new top floor, with a master bedroom, dressing area, en suite shower room and study or play area," he adds.

SIMPLY SENSATIONAL

Today the ground floor of the house is entered via a hall, which leads into the main drawing room, where there is the inglenook fireplace. There is an inner hallway, separate dining room, with French windows, L-shaped kitchen breakfast room and cloakroom. Three bedrooms and the family bathroom are on the first floor, while the sumptuous new suite and landing are on the second floor. This arrangement is ideal for anyone wishing to give children or guests their own space. "The master bedroom is sensational," he admits. "It has a free-standing bath in the bedroom."

WELCOME FRIENDS

The whole house exudes an ambience of relaxation and calm: it has a sense of history throughout yet manages to remain comfortable and welcoming. "We love the large kitchen breakfast room and dining area - this is a great family space," says Adam. "The drawing room is also very sizeable and upstairs there is also plenty of room for a young family." When they were renovating the house, the couple were keen to create a home they could share with friends. "We wanted the ground floor to be a good area for socialising - and it has been ideal. The kitchen and dining room open into each other, and out on to the garden, which works perfectly when we have people here in the summer."

VILLAGE LIFE

Outside, the garden has been opened up to create space for children to play and adults to relax. "We also opened up an old outhouse that had been a kitchen and laundry," he says. "We converted this into a garden room, with space for sofas and barbecue equipment." The village itself is also a very sociable place, he continues. Rotherfield stages an annual carnival night and the local pub plays host to a Halloween party. "There is a really good community spirit here," he points out. From the village, it is quick to reach Crowborough, Wadhurst and Tunbridge Wells, all of which have a wide choice of shopping leisure amenities. It is also easy to get to Tunbridge Wells and the coast. "This is a great area, with plenty going on," Adam adds. "We are only moving now because we have to relocate for reasons of work. We are sad to be leaving both the house and the village."

Setting The Scene

The garden at the house on High Street becomes an extension of the living space in the warmer months. The kitchen and dining room open on to a full-width terrace; there is also a covered entertaining area, which has been superb for summer parties. A path leads to the lawn and a rear access gate. There is also a brick-built shed.

Within Easy Reach

The property is within easy access of the A26 and A267 both of which provide links north and south. The A21 is linked to the north and provides easy access to the M25 London orbital motorway and Gatwick Airport which is 50 minutes by car. Mainline stations at Crowborough (Jarvis Brook), Wadhurst and Tunbridge Wells also provide services to London in just over an hour.

Buses to Tunbridge Wells and Eastbourne run hourly and rail links to London are close by at Jarvis Brook, Wadhurst and Tunbridge Wells.
