Crittall Company. These are not double glazed

The accommodation on the ground floor comprises of an entrance hall with a limestone floor, exposed beams and a limestone spiral staircase to the first floor, a spacious living room, with the same limestone floor and underfloor heating, an impressive fireplace with a granite lintel and wood burning stove and double doors to the garden room. The garden room has double doors leading to the attractive walled garden. The kitchen/breakfast room has a gas fired Rayburn, oven and hob, fitted units and integrated appliances. There is cloakroom off the entrance hall.

Upstairs are three bedrooms, all with exposed beams, and the family bathroom. The master
bedroom has fitted wardrobes and an oak window seat and the family bathroom features a roll top bath and separate shower.

The Coach House
The Coach House is a detached one bedroom barn conversion, currently used as a holiday cottage, providing additional income. restaurants. Many primary and secondary schools can be found in Exeter including Exeter School and The Maynard School, whilst Exeter University
is recognised as one of the best in the country.

The historic naval port of Plymouth is 25 miles
away and offers extensive cultural, recreational and educational facilities including three theatres, Drakes Circus shopping centre, many sporting facilities and a fine university. The Barbican area has retail art galleries, numerous bars and eating places including Tanners and The Barbican Kitchen and the River Cottage Canteen at Royal William Yard.

Communications are excellent with links to the M5 at Exeter and the A30. There are regular rail services to London from Newton Abbot and Exeter St David's, taking as little as 2 hours. Exeter
