Overview - You can't bank on it always being sunny here in Llanwrtyd Wells but with the local spirit and vibrant community you'll be sure to enjoy living here! 1 Sunnybank is a detached, three bedroom dormer bungalow that was constructed by a well-known local developer in a convenient town location. The property was built in 2014 and still benefits from 8 years remaining on its NHBC warranty.

Offering three bedrooms, with a family bathroom and shower room next to the ground floor master bedroom, the property offers such flexible accommodation. With an integrated garage, parking for a number of vehicles and gardens that enjoy views over the town to the surrounding hills! Currently LET the property is available with no upward chain.

The Property - As you can imagine being built in 2014 the fixtures and fittings throughout the property are all very modern, they have been well maintained and the property is ready to move into! As you approach the front door you benefit from a canopy porch to keep you dry on a wet day as you fumble for your house keys! On entering the property you step into the main hallway, with a staircase to the first floor and access to the ground floor shower room/WC that acts as an en-suite being next to the main bedroom. Just off the hall is the lounge, a good sized room, with a light decorative theme and with a large window to the front overlooking the front garden. Glazed double doors open to the dining area and with it being an open plan room to the kitchen the downstairs living accommodation flows really well. The dining room again has glazed doors but this time they open to the rear garden and immediately onto a paved patio, ideal for outside dining! The kitchen offers off-white fitted units with integrated appliances and a range style cooker, all of which can stay for the right price!! Off the kitchen is the utility room, again fitted with ample fitted storage cupboards and the boiler. From the utility you can access the garage and there is also an external door to the rear garden.

The first floor continues the spacious, well maintained theme that has been evident in the property so far. There is a velux window to the rear making the landing light and it also has the benefit of a fitted storage cupboard. Both of the bedrooms on the first floor are generous doubles, bedroom two with a large fitted double wardrobe, bedroom three has masses of space to create a walk-in wardrobe area if needed! Off the landing is the main bathroom, again with a modern white suite that is very well presented.

The property is available with no upward chain and offers an opportunity to acquire a very impressive, attractively priced dormer bungalow tucked away in the town!

Outside - As you approach the property you have a really good sized parking and turning area, capable of accommodating a number of vehicles, which in turn also leads to the attached garage. The gardens which surround the property are mainly laid to lawn, at the front there are a number of mature plants and shrubs with a corner flowering bed. On either side of the bungalow there is a timber fence with pedestrian gates opening to the rear, ideal for keeping children or pets safe! The rear and side garden is lawned with the paved seating area off the dining room, ideal for a summer BBQ!

The Location - Llanwrtyd Wells is a small town in Powys, mid-Wales, on the River Irfon. With a population of 850, it claims to be the smallest town in Britain. The town is on the A483 between Llandovery and Builth Wells and is located near the pass between the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events.

The market town of Builth Wells (Llanfair ym Mault) is located at the heart of Powys, Mid-Wales in what is arguably some of the most beautiful countryside in the United Kingdom. Builth Wells lies within the Historic Boundaries of Brecknockshire, situated on the banks of the River Wye and the River Irfon The Upper section of the Wye Valley. Builth Wells is famously known for playing host to the Royal Welsh Show, which is the biggest agricultural show in Europe and attracts over 240,000 visitors to the town each year, with a population of around two and a half thousand.
