From Modbury take the A379 towards Plymouth for about 1.7 miles. After crossing over the River Erme take the right turn to Ermington and the next right onto the A3121 towards the A38. After about 3 miles Ugborough is situated on the left, but ignore the first turning and at the grass triangle on the left take this turning to the village where Ware Barn will be found on your right. From the A38 going towards Plymouth take the Wrangaton slip road and turn left at the top. At the junction with the A3121 turn right and take the second right turning, where there is a grass triangle, and the property is just down on the right.
