Closing date for submission of offers 12 noon on the 23rd of September 2016.
A superb development opportunity comprising the former River Yealm Hotel which commands an elevated position overlooking the stunning Yealm Estuary. The property extends to approximately 2.04 acres and includes the original hotel building together with an adjacent detached accommodation block.

The former River Yealm Hotel is located approximately ¾ mile west of
the village centre and 4 miles south west of the A379, which provides
access to Plymouth and its comprehensive range of amenities. The
A38 is approximately 7 miles to the north, providing access to Torbay
to the east and Exeter to the north east. Exeter International Airport
is approximately 45 miles from the site and provides scheduled and
chartered flights to a range of national and international destinations.

The Property commands an elevated position overlooking “the Pool”,
which is the natural harbour of the twin villages of Newton Ferrers and Noss Mayo. The topography of the site provides a stunning south facing aspect with wide ranging views across the River Yealm and Newton Creek.

A public footpath runs parallel to the northern boundary of the site from
Lower Court Road to Yealm Road.

Part of the site benefits from direct frontage on to Lower Court Road to
the north, which is a private road.

A seasonal ferry operates from the pontoon providing access to Warren
Point and Passage Woods on the South West Coast Path.

Tenure And Title
The majority of the Property forms part of registered title DN662096 (Freehold interest – title absolute). The strip of fundus on the foreshore, tinted purple on the site plan, is held under two leases and is registered under title numbers DN668468 and DN536901. Copies of the register and plan for all of the registered titles are provided in the Technical Pack.

The Property is being offered in its entirety (Lot 3) or in two parts identified on the site plan as Lot 1 (tinted pink) and Lot 2 (tinted blue). Lot 1 includes the main hotel, the adjacent apartment building, the grounds to the rear and the foreshore element (including the two leasehold interests), extending to approximately 1.61 acres (0.65 hectares). Lot 2 comprises the land to the west of the hotel including the outbuildings, extending to approximately 0.43 acres (0.18 hectares). It is proposed that Lot 2 will have the benefit of rights granted from Lot 1 in respect of access.

The whole of Newton Ferrers and the surrounding area is within the South Devon AONB. It is worth noting, however, that the Property is located within the designated Development Boundary of the village, where development is acceptable in principle. The original hotel building is not listed and English Heritage’s assessment of the Property in 2010, in response to a listing application, confirmed that it should not be listed. The Property is not within a conservation area, nor is it subject to any Tree Preservation Orders. The Seller’s planning adviser, LSH, has consulted with the Local Planning Authority and various email correspondence will be included in the Technical Pack. Interested parties are advised to make their own enquiries with the Local Planning Authority (contact details below).

The Property benefits from mains electricity and water. Mains gas is available in Yealm Road. Copies of the service infrastructure enquiry responses from Wales & West, Western Power Distribution and South West Water are provided in the Technical Pack.

Method Of Sale
The Property will be sold by private treaty, although the Seller reserves the right to set a closing date for offers at a subsequent date. The Seller is inviting offers on an unconditional basis, which are not subject to securing planning permission. The Technical Pack will include a Submission of Offers document which will set out the basis for submitting offers and the information required from interested parties.

Further Information
A Technical Pack is available to interested parties upon request, which will include: • Location and site plans • Title registers and plans • Correspondence between LSH and Local Planning Authority • Photographs • EPC • Floor plans • Service infrastructure enquiries The Technical Pack is provided for information only. It has been collated at a particular point in time and does not negate the need for a prospective purchaser to carry out its own due diligence on the Property which they must rely upon.

Strictly by prior appointment with joint sole agents Savills or Marchand Petit. It is proposed that a number of viewing days will be arranged and details will be provided to interested parties.

From Exeter, follow the M5 and then the A38 towards Plymouth for approximately 32 miles and take the Smithaleigh exit. Turn left towards Yealmpton and continue onto the B3186. Follow this for approximately 6 miles into Newton Ferrers. Continue onto Yealm Road for approximately ¾ mile and the River Yealm Hotel is located on the right hand side. Postcode for SATNAV is PL8 1BL

The Property
The Property is identified on the site plan edged red and extends to approximately 2.04 acres (0.82 hectares). It includes the original hotel building, built in 1898, together with an adjacent detached accommodation block, providing four 2-bed ‘harbourside apartments’. The buildings are set within extensive grounds to the west and north, a significant part of which is woodland. The Property also comprises part of the foreshore on the southern side of Yealm Road, together with two leasehold interests in part of the fundus where the old jetty was situated. The hotel ceased trading in 2011 and the buildings on site are not currently occupied. Vehicular access is via a driveway off Yealm Road to the east of the Property. The Property benefits from a right of way at all times and for all purposes over third party land which is identified, for indicative purposes only, tinted yellow on the site plan.

Newton Ferrers
Newton Ferrers is a popular waterside village located on the banks of the River Yealm estuary, opposite Noss Mayo. The village has a primary school and there are a number of clubs, societies and special interest groups. Amenities include several shops, a pub, cafe/restaurant and the Yealm Yacht Club. The area is a popular destination for day visitors and holiday makers.
