Newton Ferrers 
Newton Ferrers is a popular waterside village located on the banks of the River Yealm estuary, opposite Noss Mayo. The village lies within the South Devon Area of Outstanding Natural Beauty and is a highly regarded yachting centre, with deep water moorings both close to the village and in the quiet upper reaches of the estuary. The village has a primary school and there are a number of clubs, societies and special interest groups. Amenities include several shops, a pub, cafe/restaurant and the Yealm Yacht Club. The area is a popular destination for day visitors and holiday makers. The River Yealm is a Site of Special Scientific Interest (SSSI) and a European Special Area of Conservation, and lies within the South Devon Heritage Coast.

The Property 
The Property is identified on the site plan edged red and extends to approximately 2.04 acres (0.82 hectares). It includes the original hotel building, built in 1898, together with an adjacent detached accommodation block, providing four 2-bed ‘harbourside apartments’. The buildings are set within extensive grounds to the west and north, a significant part of which is woodland. The Property also comprises part of the foreshore on the southern side of Yealm Road, together with two leasehold interests in part of the fundus where the old jetty was situated. The hotel ceased trading in 2011 and the buildings on site are not currently occupied. Vehicular access is via a driveway off Yealm Road to the east of the Property. The Property benefits from a right of way at all times and for all purposes over third party land which is identified, for indicative purposes only, tinted yellow on the site plan.

Tenure And Title 
The majority of the Property forms part of registered title DN662096 (Freehold interest – title absolute). The strip of fundus on the foreshore, tinted purple on the site plan, is held under two leases and is registered under title numbers DN668468 and DN536901. Copies of the register and plan for all of the registered titles are provided in the Technical Pack.

Lots 
The Property is being offered in its entirety (Lot 3) or in two parts identified on the site plan as Lot 1 (tinted pink) and Lot 2 (tinted blue). Lot 1 includes the main hotel, the adjacent apartment building, the grounds to the rear and the foreshore element (including the two leasehold interests), extending to approximately 1.61 acres (0.65 hectares). Lot 2 comprises the land to the west of the hotel including the outbuildings, extending to approximately 0.43 acres (0.18 hectares). It is proposed that Lot 2 will have the benefit of rights granted from Lot 1 in respect of access.

Planning 
The whole of Newton Ferrers and the surrounding area is within the South Devon AONB. It is worth noting, however, that the Property is located within the designated Development Boundary of the village, where development is acceptable in principle. The original hotel building is not listed and English Heritage’s assessment of the Property in 2010, in response to a listing application, confirmed that it should not be listed. The Property is not within a conservation area, nor is it subject to any Tree Preservation Orders. The Seller’s planning adviser, LSH, has consulted with the Local Planning Authority and various email correspondence will be included in the Technical Pack.
