Full description

Tenure: Freehold

Set in the midst of the South Downs National Park, surrounded by unspoilt countryside. A former coach house in a picturesque courtyard setting forming part of the Adsdean Estate with mature gardens, secondary access and modern barn/workshop.

This attractive former coach house was originally converted in the 1970's, forming part of the courtyard immediately to the north of Adsdean House. The Adsdean House Estate was the former home of the late Earl Mountbatten for a number of years before the Second World War and saw a number of distinguished and interesting guests including Charlie Chaplin and, during his brief reign, Edward VIII. The only tree to be ceremonially planted by the king is believed to have been planted here during one of his visits to the Estate.

Since its original conversion in the 1970's, the Coach House has been the subject of extensive work by the present owners, creating a stylish contemporary home which communicates well with its location and lovely gardens. The principal room is set out on the first floor being a beautifully proportioned kitchen/family room of some 24' in length with vaulted ceiling and doors opening on to a large deck with views and access to the gardens beyond. Planning consent has also been granted for a significant extension here, creating an impressive vaulted family room with sliding doors on to the garden. A home office and principal bedroom suite with its own entrance hall, walk-in dressing room and bathroom occupy the rest of the first floor. A spacious sitting room, two further bedrooms and bathroom are arranged on the ground floor, together with entrance hall and cloakroom. All the main living areas on the ground floor have slate flagged floors. In addition to this, an internal hallway leads from the third bedroom to a utility room and boiler room with lobby providing access to the open-fronted garage. This area may provide potential to create further living space subject to building regulation compliance if garaging were provided elsewhere on the property.

A private road approaches the Coach House and its courtyard from the west. There are two vehicle access points to the Coach House and its gardens. The first being immediately alongside the house and leading to an area of hard standing in a courtyard to the north of the building with access to the open-fronted garage. The second access point lies a little to the west, leading to the gardens and a large modern barn with roller door, power and lighting. This sizeable building measures some 35' x 29' and with a woodburning stove provides an ideal area for recreation or hobbies and the storage of boats/classic cars etc. Steps from the courtyard immediately north of the house lead up to the garden which is laid mainly to lawn with lovely views over the neighbouring paddocks to woodland beyond. The spacious deck is approached by way of double doors from kitchen/family room and provides a sheltered sitting area making the most of the impressive views. Surrounding mature trees include copper beech, horse chestnut and oak. Beyond the modern barn, there is a further area of garden planted with a small orchard of fruit trees together with an aliminium framed greenhouse housing a well-established grape vine.

Adsdean lies just to the north west of the village of Funtington where there is a parish church, restaurant and public house with village shop and post office. The approach to the Adsdean Estate is a pleasant one. Driving north to Funtington, the visitor turns right on to a long road passing through the fields of the surrounding Adsdean Farm. Ian Nairn was particularly impressed with this part of the South Downs, writing in the Sussex edition of the Buildings of England, he says "scenery majestic and utterly unspoilt....... Portsmouth, incredibly, is only 15 miles away from these lost places: it might as well be 150". Today this area of the South Downs National Park is still notable for such un-spoilt countryside, yet with convenient access to local facilities and road and rail links to London.

The Cathedral City of Chichester provides more comprehensive shopping facilities, arranged partly within a pedestrianised centre and is only some 6 miles distant. The surrounding countryside of the South Downs National Park provides many opportunities for walking, riding and mountain biking. Chichester Harbour and the waters of The Solent provide some of the best sailing facilities within easy reach of London and Bosham is only some 4 miles away. The coastline provides many other facilities for water sports and Goodwood, some 7 miles to the north east, is internationally known for its horse racing, golf course and annual meetings of the Festival of Speed and the Revival. A choice of mainline stations at Havant, Rowland's Castle and Petersfield provide regular services to London Waterloo whilst Chichester has a regular service to London Victoria.
