A charming thatched character cottage in a sought after Dorset village

Gaunts Cottage enjoys a quiet and secluded location in Gaunts Common, a popular Dorset village. The village lies about 4 miles from the Minster town of Wimborne, offering excellent amenities including Waitrose and Co-Operative supermarkets, many cafes, restaurants and bars, and the Tivoli theatre/ cinema. The village first school, St James C of E, rated outstanding by Ofsted 2014, is just opposite the lane to Gaunts Cottage, and there are excellent state and independent schools in the wider area, including Canford, Dumpton, Bryanston, Clayesmore, and Queen Elizabeth's School in Wimborne. The holiday town of Bournemouth with excellent shopping entertainment and recreational facilities and fine sandy bathing beaches is approximately 13 miles away, and Poole harbour with its watersports and further beaches is about 12 miles away. The A31 which leads on to the M27 and M3 to London can be joined at Ashley Heath about 8 miles away and there are regular services to London Waterloo from Bournemouth, Poole and Southampton Parkway train stations.

Gaunts Cottage is a well presented character cottage, having elevations of colour washed render and brick, under a thatched and partly tiled roof. The cottage, which is not Listed, has been the subject of a program of improvement and redecoration by the owner in recent years, with the provision of new kitchen and bathroom fittings, a recently fitted boiler, replacement Accoya, high performance wood double glazed windows to most units, and complete internal and external redecoration. In addition the gardens have been professionally landscaped.

Particular features of the accommodation include the glazed sun room entrance providing a sitting area overlooking the garden, dining room with inglenook fireplace, cosy study/ snug, charming sitting room also having an inglenook fireplace with beam and copper canopy over and a log burner, recently re-fitted kitchen/ breakfast room with an Aga in a brick lined recess, extensive range of built in cabinets with butchers block wood worktops, double ceramic sink, and a range of built in appliances including Bosch built in double oven, Bosch ceramic induction hob, stainless steel cooker hood over, integrated Bosch dishwasher and an integrated fridge. Adjoining is a useful utility/ boot room with a matching range of units, and a recently fitted Grant oil fired boiler, and door to the wet room cloaks/ shower. On the first floor are three principal bedrooms, one with an en suite shower room, and an intercommunicating fourth bedroom/ dressing room, plus the attractively re-fitted family bathroom with tongue and groove wall panelling and a shower/ bath with glazed screen.

The cottage is approached via a private lane, shared with neighbouring owners, and then a shingle driveway leads to a parking and turning area adjacent to the Double Carport. The attractive gardens extend to about 0.45 acres, and have been landscaped for ease of maintenance. They are laid mainly to lawn with a serpentine shingle pathway leading from the parking area to the front door. There is a mature Magnolia tree at the front of the cottage, and established hedges surround the garden giving a high degree of seclusion. At the rear is a paved terrace area, enjoying a sunny South aspect and having French doors from the kitchen/ breakfast room. The gardens adjoin open farmland on the northern side, and the owner has lowered the hedges in some parts to enjoy views out over this land.
To the side of the cottage is a useful Workshop/ garden store with power and light
NB A public right of way runs across part of the garden
