"You can walk down the secluded bridleway to where there are beautiful country views yet we are also just five minutes from Mayfield and Rotherfield, and have easy access to Wadhurst and Tunbridge Wells. We can travel into London in just 40 minutes from Tunbridge Wells, Frant or Wadhurst so we enjoy the best of all worlds here."

INSTANT ATTRACTION

Dating back to 1847, the five-bedroom, detached property was once the lodge house to nearby country mansion Trolls Hatch. It was substantially extended some 20 to 25 years ago and the couple have brought their own decorative touches to its interior in the 11 years they have been there. It was the combination of character and comfort that first appealed to them, Jan recalls. "We liked the look of it from the outside - with its black and white exterior, and leaded light windows it is a very attractive house. It also had a lovely big kitchen and a walled garden, which we knew would be safe for children and dogs to play in."

FAMILY TIMES

The Lodge offers well-proportioned accommodation. At ground floor level there is an entrance hall, which leads through into the very spacious, inviting drawing room. Further on there is a family room or snug, with access to the cloakroom, study and kitchen breakfast room. The kitchen breakfast room is a very good size, with generous space for food storage and preparation, and room for a table. "We spend a lot of the time in the kitchen, which we love as it is great for sitting down to meals together," David says. "We also enjoy being in the family room, especially in the winter when the fire is lit."

SUMMER MORNINGS

Stairs from the family room and inner hall lead up to the first floor, where all five bedrooms and the family bathroom are situated. The master bedroom and one of the guest rooms have en suite shower rooms and there is ample storage. The master bedroom also has a large walk-in wardrobe and access to a private balcony. "The idea of sitting out there on a Sunday morning in the summer, enjoying the sunshine and reading the papers over a cup of coffee was very appealing to us when we first saw the house," David admits. "From here we look out over our garden."

LIGHT INTERIOR

While some original features can still be seen at The Lodge, the property also maintains a fresh, bright, contemporary feel. "We have kept it quite neutral in décor, which makes it very contemporary and light, and allows us to hang colourful pieces of art on the walls," he explains. Having so much versatile reception space allows the owners to spread out and enjoy different areas for relaxing, working and entertaining. "The layout of this house has worked very well for us," he adds.

GARDEN PARTIES

The large house and enclosed garden have been excellent for entertaining. The spacious rooms and easy flow between different areas make it easy to accommodate guests inside. Outside, the exquisite red brick wall creates a beautiful backdrop to events in the garden and there is a decked terrace for outside dining. "We have had some great parties out there, including an 18th birthday," she says. "The garden is lovely - we added plants when we arrived and these are now much more established." David adds: "We will miss everything about this house when we leave, from the wonderful outside space to the large kitchen. It has been a fantastic family home and it is located in a great place to live."

Setting The Scene

The Lodge is set back from the road, with a front garden and private driveway; there is parking for up to four cars. There is also a detached double garage. To the back of the house, the walled garden is mainly laid to lawn. There is plenty of space for outside entertaining and relaxation, as well as for children to play.
