Tenure: Freehold

Located in the centre of the village a short walk to the train station, pubs and village shop is this surprisingly spacious 3 bedroom cottage with stunning views from the first and second floors over the estuary. Purchased several years ago the property has been improved by the current vendors with an open plan living/dining room with wood burner, and a modern kitchen and bathroom. Of particular note the main bedroom on the second floor has been improved with the addition of a small balcony enjoying fabulous views across and along the Exe Estuary. To the rear is a gravelled courtyard garden shared with the neighbouring house and to the front a further area of garden.

Lympstone grew from an ancient settlement on the eastern shores of the Exe Estuary. The village built its reputation on maritime trade and agriculture and about 100 fishing vessels operated from the area towards the end of the 19th century, when Lympstone was particularly celebrated for its whitebait and the quality of its oysters. The village has four public houses, a well-established primary school, village stores and a train service operating between Exeter and Exmouth. There is also a lively sailing club and a wide selection of clubs and societies. The village has its own website - and the village is on the newly opened Exmouth - Topsham cycle path.

From Topsham leave the town along Station Road and at the roundabout by Darts Farm turn right and head towards Exmouth. Continue through the village of Exton and after passing Lympstone Commando take the next right onto Nutwell Lane. Follow the lane into the village, drop down Burgmanns Hill and at the T-junction turn right. Follow the road under the railway bridge, pass the Globe pub and as the road goes up the hill the property is on the right hand side.
