Full description

The Highway exemplifies all that is best in a traditional English inn, combining as it does a genuine period feel with the highest standards of comfort expected by today's clientele. There is character aplenty and the cosy public areas with flagged floors and exposed stone walls enchant locals and guests alike. The letting bedrooms are stylish, and a world away from the homogeny of the chain hotel, and owners have the luxury of a spacious three bedroom flat.

If you could choose a part of the country for an inn like the Highway, it would probably be the Cotswolds, and if you choose the town, where better than Burford? The delightful high street, lined with antique shops and pretty stone cottages, slopes down to a picturesque bridge over the River Windrush and is a magnet to tourists all year round. The attraction of the town is such that Forbes Magazine voted Burford the sixth most idyllic place to live in Europe. The A40, which skirts the southern edge of the town, makes it one of the most accessible in the Cotswolds' big name towns and all the other tourist favourites - Bourton on the Water, Chipping Campden, Stow on the Wold and the Slaughters are just a short drive away.

The Highway's failsafe location was, quite rightly, a significant part of its appeal to the present owners when they bought. They have taken the business forward significantly in their time, improving the presentation of both public areas and bedrooms and bringing into more regular use the cellar dining room, which as well as private dining is often used as additional covers for the main restaurant. Our clients have loved the Highway but with an energetic pre-schooler on their hands they have not been able to give as much focus as they would have liked to the business and would love to see successors with new energy coming in, taking an already successful business to the next level and are happy to share ideas and opportunities for further growth.

THE PROPERTY
The Highway is a lovely Grade II* listed property. The building dates back perhaps as far as the 1400's but with lots of later alterations and additions over the centuries. The accommodation is set out on cellar, ground and first floors.

PUBLIC AREAS
The stylish and popular Bar/ Restaurant is split between two sides overlooking the high street and can seat around 30 to 40. There is a Back Bar, which seats 6 comfortably and is also used for dining and drinking by local patrons.

At lower ground floor there is a wonderfully atmospheric private Dining Room that can seat up to 25 and has a small Snug in addition. The current owners recently added a function bar and there remains much untapped potential to develop business in this space.

Marquees have been erected in the Courtyard from time to time to provide additional space for functions.

LETTING BEDROOMS
Ten letting bedrooms. One has private bathroom and the remainder en suite facilities, seven with bath and shower and three with shower only. All rooms are electrically heated and are equipped with freeview colour television, tea and coffee making facilities and hairdryer. One room is used as a family room with a Double and Single Bed, although Z beds and cots are used for triple occupancy in other rooms.

OWNERS' ACCOMMODATION
Towards the rear of the ground floor is a large and recently renovated flat comprising living room, kitchen, three bedrooms and a bathroom. The flat has sole access to a large, secluded private garden that is a particular surprise to find in a town business.

There are also two staff bedrooms sharing a single bathroom. One of these rooms has been renovated and has been used as an 11th bedroom in busy times. There is planning permission granted for an extension to this area which can be passed on to new owners.

SERVICE AREAS
Commercial kitchen with preparation and wash up sections. Walk in refrigerator.

OUTSIDE
Lovely Courtyard garden at the rear and six picnic tables set out on the high street to the front
(around 40 customers can be accommodated outside in good weather).

SERVICES
West Oxfordshire District Council at Witney (01993 702941).

Mains electricity, metered water and mains drainage. LPG gas to the kitchens. Electric heating.

LICENCE
Premises licence. Further details on request.

TRADE
Accounts prepared by our clients' accountants for the year ended 31 September 2016 show 151,203 trading profit before finance and depreciation costs on net sales of 569,322, an increase on the 133,122 adjusted profit on 555,447 in the previous year.

The current owners don't actively drive evening wet trade, to suit their lifestyle and there is a clear opportunity for further corporate (and leisure) trade with earlier breakfast times and later opening hours. There is also an opportunity for al fresco dining in the colder months.

PRICE
1,120,000 for the freehold property complete with goodwill and trade contents (according to inventory) but excluding personal items. Stock at valuation.

FINANCE
Colliers International is able to assist prospective purchasers by introducing sources of finance if required. Whilst we do not charge the buyer for this service, we may receive an introductory commission from the lender or broker involved.

TO VIEW
All appointments to view MUST be made through the vendors' agents who are acting with sole selling rights.

DIRECTIONS
Approaching Burford westbound from Oxford, turn right at the roundabout junction heading down the hill into the town. The Highway Hotel will be seen on your right hand side.

Stow on the Wold 10 miles, Bibury 10, Cirencester 16, Oxford 20, Cheltenham 22, London 76.
