Handsome traditional townhouse within walking distance of Perth city centre

Annandale is located to the west side of the city centre and has excellent access to main routes in and out of the city.
Perth, known as 'The Fair City', has an excellent range of shops and professional services. There are a number of first class restaurants and good leisure facilities including a swimming pool, ice rink and two sports centres. Primary and secondary schooling is available in Perth and private schools in the area include Craigclowan, Kilgraston, Glenalmond and Strathallan.
Perth has a railway station with services to Edinburgh, Glasgow, Dundee, Aberdeen and Inverness. Edinburgh Airport is easily reached and there are direct flights from Dundee to Stansted Airport. Perth has a pivotal position at the hub of the Scottish road network with direct links via the M90 to Edinburgh, the A9 and M9 / M80 to Stirling and Glasgow, the A9 north to Inverness and the A90 dual carriageway leading east to Dundee and on to Aberdeen.
The recreational opportunities in and around Perth are excellent. There is National Hunt racing at Scone Palace, which also hosts the Game Conservancy's Scottish Fair, and polo takes place at Errol Park. There are good golf courses nearby, including the North Inch Golf Course, one of the oldest in Scotland, Craigie Hill, Murrayshall and Rosemount (Blairgowrie). Fishing can be taken on the River Tay. Perth is a gateway to the Highlands and there is hill walking and skiing (at both Glenshee and Aviemore) to the north.

Annandale has a superb elevated position with views across Perth. The house was built in 1905 and has retained many traditional Edwardian features including sash and case windows, original timber doors and facings, shutters, stained glass and decorative plaster work.

A vestibule with original floor tiles and stained glass panels leads into Annandale's stunning reception hall. Natural light floods in from a large domed roof lantern and a broad staircase rises to the first floor.

The drawing room is a beautiful room for entertaining. It has a triple bay window, decorative cornice work and a traditional timber fire surround. There is also a formal dining room with a built-in display case. The informal sitting room leads into the family sized kitchen which has fitted units around its perimeter and space for a central dining table. French windows and a back door both lead from the kitchen to the garden. There is a spacious shower room on the ground floor.

On the first floor there are four well proportioned bedrooms, a bathroom and a linen cupboard with access to the attic.

Annandale has a nicely maintained garden which wraps around three sides of the house. The front garden can be accessed directly from Glasgow Road via a pedestrian gate which leads up a gravel path to the front door. A small grass lawn is surrounded by flower beds. At the rear of the house the garden is block paved around the house but also has a section of lawn and a small area of decking. Productive apple and pear trees grow in the strip of garden that links the front and rear garden.

A garage is accessed from Viewlands Terrace, with a pedestrian door from the garage opening into the garden.
