Semi detached three bedroom cottage at the foot of Glen Lyon
Sealladh Gleann sits in a lovely elevated position at the foot of Glen Lyon which is one of the most picturesque glens in Scotland. It is less than a mile from the conservation village of Fortingall, with its pretty Arts and Crafts houses, cottage gardens, thatched roofs and famously old yew tree, as well as the popular Fortingall Hotel. Aberfeldy is the nearest town and offers essential services including a medical centre and a cottage hospital, banking, a selection of individual shops, cafés and art galleries and a supermarket. The Breadalbane Academy provides nursery to sixth year secondary education and has an excellent reputation and facilities. A school bus service runs to the school from Fortingall. The Aberfeldy Recreation Centre has a 25m swimming pool and squash courts amongst its facilities. Pitlochry (24 miles) is also a thriving town with a wide range of amenities and is known for its Festival Theatre. It has a railway station with regular services to London and Inverness. For a more comprehensive range of high street shops and services, Perth is about 40 miles to the south.
Sealladh Gleann is ideally situated for people who enjoy the countryside. Salmon and trout fishing is available on nearby rivers and lochs. Stalking and pheasant or grouse shooting are available to let on nearby estates. Water sports, including sailing, kayaking and rafting, are also available on the local lochs and rivers. With some of Scotland's most beautiful Munros close by, the area is popular with climbers and walkers.
Irrespective of sporting opportunities, the countryside surrounding Sealladh Gleann has some of the most famous beauty spots in Scotland including Glen Lyon, The Falls of Dochart, Kenmore on Loch Tay, The Queen's View at Loch Tummel, the Pass of Killiecrankie, Schiehallion and Ben Lawers.
Sealladh Gleann was built by the current owner in 2008. The house sits under a slate roof and faces south towards Drummond Hill. The property is approached by a driveway which leads up and round the back of the house. The front door is under a slate canopy and opens into a hallway with bathroom and utility room located off. The first of the three bedrooms is also located off this hall and the sitting room is off to the right. This has south facing French doors which open out to the front and a wood burning stove. The kitchen is open plan to the sitting room and is fitted with a range of base and wall mounted units with integrated appliances which include an electric hob with extractor fan over, electric oven and dishwasher. (Fridge Freezer???). The first floor is accessed by a staircase from the sitting room and there are two bedrooms and a bathroom on this level.
