Full description

Our clients bought Cricket Field House almost 30 years ago when it was little more than a mid-nineteenth century house in need of refurbishment; it's very different today. In recent times they have chosen to reduce the number of letting bedrooms by increasing the quality of the bedroom stock with the emphasis on creating suites rather than squeezing as many bedrooms in as possible. As a result, it's very smart and is rated highly by its guests. There is room for growth too, the owners' accommodation is huge so there are some easy conversions to possible increase the bedroom stock to say 18 and there is the 2 bedroom flat for owners or staff. Did I mention that it's profitable as well?

The area is steeped in history with Stonehenge nearby and the rolling Wiltshire landscape is peppered with ancient monuments. Salisbury needs little introduction as one of the jewels of southern England. The original settlement was at Old Sarum, 2 miles up the hill, where the Iron Age fort was then occupied by the Romans and William the Conqueror named it as his capital. The city moved down the hill and the beautiful Salisbury Cathedral was built in 1226. Much of the medieval townscape is still visible and is now a bustling retail centre. Salisbury has a good mix of business and leisure visitors and Cricket Field House offers all the facilities required for business guests from companies such as QuinetiQ and Porton Down, as well as for tourists.

In 1987 our clients bought what was then a run-down house dating from around 1850 and which now forms the core of the main building at Cricket Field House. They gutted it and started again and have extended it considerably multiplying it in size to create the building that you see today. The owners' accommodation is extensive, even if you're looking for four bedroom owners' accommodation there is room to spare, so there are opportunities to increase the number of bedrooms to let. After almost 30 years it is time to retire which leaves a tremendous opportunity for owners to take Cricket Field House to the next level should they so wish.

THE PROPERTY
Dating in part from circa 1850, but much extended since, the property is of modern construction in the main and is built of brick and stone with pitch tiled roofs and is laid out on ground and first floor.

PUBLIC AREAS
A fully glazed reception has been created on the corner of the property as you arrive and has a reception desk and access to the private accommodation behind. On the side of the house is a large breakfast conservatory decorated in a relaxed and contemporary country cottage style.

LETTING ACCOMMODATION
10 letting bedrooms, 1 apartment, and 1 two-bedroom self-contained flat (6 suites, 3 with twin and 3 king doubles, 1 small double, 3 super king doubles. The apartment has a separate lounge and bedroom. The flat with 1 single and 1 double bedroom, more details later). Each of the letting bedrooms is en suite and most are with shower only. The rooms have Wi-Fi throughout, TV with freeview, radio alarm clocks, hairdryer, and tea and coffee making facilities.

OWNERS' ACCOMMODATION
A particular feature of the hotel is the owners' accommodation. Our clients raised their family here and also had an elderly relative with them for many years in the flat, which is now let on an Assured Shorthold Tenancy.

The main accommodation: With its own front door and porch leading to a large and attractive hall the first impression is one of a substantial family home. On the left is an enormous lounge with patio doors out onto the shared terrace and into the garden, on the right you are taken through to the kitchen (and the rear of reception). The kitchen was refurbished recently and is very smart indeed and is a space where you can spend all day as there's a sofa, a television on the wall and the family dining table. As mentioned, the patio doors lead out onto the same terrace as the lounge so when opened it gives a real sense of space and continuity. Upstairs there are 3 double bedrooms en suite and a master bedroom which is substantial, including a dressing area and its own en suite bathroom.

THE FLAT: With an entrance off the owners' porch, it's upstairs above the garage. The flat has a double bedroom and a single with a shared family bathroom, an attractive open plan living room including the dining table, full height French doors with a south facing Juliette balcony looking out across the garden. Adjacent is a good size galley kitchen. The flat is self-contained. It is above the large garden bedroom which is one of the letting suites so it might be possible to incorporate a staircase to create new owners' accommodation thus freeing up the rest of the space for letting accommodation. It would be a very attractive space for owners to live in.

SERVICE AREAS
A newly refurbished and large domestic kitchen with a separate sofa/seating area and a family dining table, patio with doors out onto a terrace shared with the lounge. Larder. Various stores.

OUTSIDE
Cricket Field House is set down from the main road and there is a real sense of space as over the hedge is the cricket pitch home for regular minor County league games. Smart gravel car park, the letting bedrooms in the main house are accessed through the conservatory breakfast room with the remaining rooms in a courtyard development at the rear. The plot is substantial and the gardens are laid to lawn with ornamental flower beds, mature trees and shrubs and a couple of sheds tucked in at the back and away from site. A large double garage. Separate rear vehicular access. We are advised that a planning consent for a 60 cover restaurant was previously granted although it has lapsed now.

SERVICES
Mains gas, electricity, water, and drainage. Gas central heating. Double glazing.
