DESCRIPTION: Westford House is a handsome and substantial Grade II Listed Georgian property with superb original features and characteristics of its era. Built by Thomas Elworthy in the late 18th Century the house was eventually divided and extended by his two sons in the early 1800's and as a result creating an excellent family home. The current owners have sympathetically restored and modernised the property over the years replacing the kitchen in 2006 and creating an en-suite bathroom to the guest room, and installing a family bathroom in 2005. An internal viewing is strongly recommended to fully appreciate this wonderful home, in particular the beautiful decor and original features.

The accommodation comprises of a good size hallway which provides access to an impressive
drawing room with many fine features including intricate ceiling cornicing and open feature fireplace. There is a useful boot room providing plenty of storage which in turn leads to the downstairs cloaks room. A separate dining room can be found to the rear of the property decorated in period colours it also has a feature fireplace with wood burning stove. One of the main social areas of the property is the kitchen/breakfast/family room which has been updated to include a range of fully fitted wall and base units and provides plenty of space for a table and chairs and further seating. Another feature fireplace with a multi fuel wood burning stove provides a great focal point and there are built-in cupboards providing additional storage. Within the kitchen there is a Range cooker as well as space for additional appliances. The open plan arrangement of this room works well with windows and doors to the side of the property overlooking the lawn gardens complementing the neutral decor whilst emphasising the beautiful flooring. From this room there is a trap door that provides access to the cellars bellow where you will find various rooms and open spaces for storage or conversion to a wine cellar.

The main staircase rises and turns to the first floor and here you will find a feature arched window to the rear and access to all principle rooms as well as the continuation of the staircase which leads up to the top floor and into the attic room/study.All of the four bedrooms are double rooms, the master being the largest with two picture windows, a fireplace and exposed wooden flooring with a good size built-in wardrobe to one corner. The guest room has had the benefit of an en-suite bathroom again with built-in cupboards, a fireplace and window to the side elevation making the most of the countryside views. To the first floor you will also find a walk-in dressing room with a range of built-in wardrobes which in turn leads to the main family bathroom comprising of a white suite, wc wash hand basin and a shower bath.

The second floor is currently divided into two areas and is being used as a playroom/study benefiting from a Dorma window to the rear and a Velux skylight.

A further door from this room leads into the generous storeroom and please note that planning has been approved for installation of a roof light and vent slate with various internal alterations,
application number 43-07-0113-LB. This is associated with the attic room and store room to provide a potential fifth bedroom with an en-suite.

Outside, the property itself is accessed via a long drive which in turn leads to ample off-road parking and to the main entrance of the property. A side gate from here provides access to the formal grounds which lie to the side and rear of the property, laid mainly to lawn, there are a variety of mature flower and shrub borders and established trees. A good size patio area provides outside seating and an entertaining space and is conveniently sited next to the kitchen/breakfast/family room, wonderful views can be enjoyed from here with the added benefit of not been overlooked. To the rear there is a further covered seating area with a variety of mature trees as well as a small hollow which leads to the far end of the garden with a useful detached outbuilding split into 3 areas providing additional storage and workshop space. The house also benefits from rear vehicular access which is approached from Rackfield which provides further off-road parking.

The Rackfield Association which was set up a few years ago for general maintenance and looking after immediate areas was set up by the residents and there is a cost of 25 per annum for this.
