This residential development site of approximately 1.46 ha (3.6 acres) is located less than 0.5 miles north of Uttoxeter town centre. To the west it borders an existing residential area and to the north, east and south grassland and public open space.

The development site forms a natural extension to the residential area of Uttoxeter town centre, it is envisaged that the main access of the site would be from Pennycroft Lane off Park Street to the west of the site.

The site has full planning consent for the erection of 49 dwellings comprising 9 detached units, 18 pairs of semi detached units and one block of four terraced dwellings. Of these 5 units should be affordable housing and a copy of the S106 is available within the CD information pack.

Within the site area are a number of small tenanted industrial units although the County Council's waste and recycling centre and the Borough Council's waste depot have now been relocated and/or demolished.
