On-street car parking is also available to the front of the subjects on Dumbarton Road as well as in the neighbouring residential side streets.

DESCRIPTION
Internally the shop has been fitted and equipped to provide a spacious well fitted and equipped grooming salon.

The front section provides a waiting area to the front and the remainder is partitioned to provide the grooming area which is furnished with a bath and adjustable grooming table (electric powered).

Our client has installed a bath to the front of the shop which provides a self service wash and dry service.

The midsection of the shop is shelved for the storage of stock and supplies and there is a cupboard housing a washing machine/dryer.

The back shop is currently utilised for further storage and completing the accommodation is a staff WC. The back shop is spacious and could be utilised for the provision of additional services if required.

ACCOMMODATION
We would summarise the accommodation as undernoted:-

Ground Floor Front shop, mid storage section, back shop and staff WC.

Gross internal area 46 m (495 sq ft)

The above areas are approximate and provided for information purposes only.

THE BUSINESS
Our client established the business in 2011, offering a professional dog grooming service to the local area and beyond.

A full grooming service is offered which is charged at 30 for smaller dogs and up to 65 for large dogs. Our client has installed a self service wash offering a wash and dry service at 10 for a small dog up to 30 for extra large dogs.

Our client operates the business hands on with no staff employed. Through choic, opening hours are currently Monday - Friday 10 am - 4 pm and Saturday 10 am - 1 pm. There is undoubtedly scope for increased opening hours and the shop is also spacious enough to accommodate a second grooming table.

Trade is generated via word of mouth with a high level of repeat business enjoyed. Most regulars attend from every 6 - 8 weeks up to 12 weeks.

Our client carries a small level of stock to include Burns food, smaller dogs harnesses and jackets.

Our client is reluctantly selling due to ill health. The business undoubtedly offers an excellent opportunity for a new owner to develop this popular business further. Our client would assist with an element of training if required.

The turnover for the year ended 5 April 2015 was 23,366 and we are advised that it will be at or around the same level for the most recent year end.
