SERVICES The plot is to be sold with services installed to the edge of the site. It is understood by the Selling Agents that:
Water - a connection will be made available to the new private water supply.
Electricity - the Vendor has undertaken to provide an electricity connection at the site boundary. All responsibilities and costs for connection of the electricity supply will be borne entirely by the purchaser.
Drainage - foul drainage will be to a shared treatment plant. The Vendor warrants that they will install a treatment plant in the field to the south of the development site along with a disconnecting.
ACCESS Access to the plot is taken directly from the public road. All necessary rights will be granted for access, improvement and maintenance of the internal roads.
It should be noted that the purchasers will jointly own the section of road shaded yellow on the site layout plan and will have an equal share in the cost of the road construction and future maintenance.

CONDITIONS OF SALE There will be a number of shared rights pertaining to the sale of the plot and the details of these will be agreed between parties at the point of sale. However, in particular:
1) The purchaser be responsible for a share of future maintenance in respect of the vehicular access.
2) The purchaser will be responsible for a share of maintenance in respect of the private water supply system.
