GENERAL
West Steading is an outstanding family house dating from around 2000, which stands in a lovely country setting, a short distance to the north-east of the county market town of Cupar which provides an excellent range of local shops, services and amenities together with primary and secondary schooling. St. Andrews, the ancient and historic university town renowned world-wide as "The Home of Golf" is about 11 miles to the east with the full range of city amenities and facilities readily accessible in the resurgent Dundee, currently home to Scott's RSS Discovery and soon to be the location for the new V & A museum. Perth is also within comfortable driving distance with Edinburgh less than one hour to the south.

West Steading provides easy access to an area of particularly outstanding and varied countryside with hills, woods, river, farmlands and a lovely coastline all close by. The area is home to an array of wildlife and presents a fine choice for the outdoor enthusiast with walking, cycling, sailing and riding all readily available. It is perhaps golf for which Fife is best known with numerous top courses in a comparatively small area including the world renowned Old Course at St. Andrews which regularly hosts the Open Championship every five years. Ladybank, Lundin Links, Elie, Scotscraig, Kingsbarns, Crail and the Dukes course are all nearby along with the many highly rated courses in and around St. Andrews itself.

Shooting and fishing may also be enjoyed locally whilst the lovely quaint fishing villages of the East Neuk such as Anstruther, Pittenweem, St. Monans and Crail, several good sandy beaches such as Elie and St. Andrews and the vast open spaces of the Lomond Hills are all within easy reach. In terms of visitor attractions, the area is well served by a number of National Trust for Scotland properties including Falkland Palace, Hill of Tarvit House and Kellie Castle.

There are several state primary and secondary schools in the area with independent schooling on hand at St. Leonards in St. Andrews, the High School of Dundee and several well regarded schools in the Perth area. There are railway stations in Cupar, Ladybank, Markinch and Leuchars with Edinburgh airport about forty-five minutes away by road. Dundee airport operates a range of short haul flights.

DESCRIPTION
West Steading was converted from a former agricultural building in 2000 and is largely constructed of stone under a series of red tiled roofs and offers spacious and beautifully proportioned accommodation over two levels extending to about 420 sqm. The house has a wealth of charm and character with many fine features and it is ideal for entertaining and modern family living. The kitchen/dining room is a spacious family room with glazed double patio doors leading out to the west side of the house with a range of fitted floor and wall cupboards and an Aga. Doors lead off to a large utility room (with a WC and boot room off) as well as a lovely dining / family room with a log burning stove and original metal pillars. Situated off the dining area are a study and WC and double doors open onto a landing with steps leading down to a magnificent sitting room with a high ceiling, wood burning stove and double doors opening into a games room.

The first floor is approached by a staircase off the dining / family room, which leads up to a gallery area and offers six spacious bedrooms served by two family bathrooms with underfloor heating.

OUTSIDE
West Steading is set in lovely private grounds with views towards Hopetoun monument, It is largely enclosed by wooden fencing, which is mainly laid to lawn and interspersed by semi-mature trees and established shrubs. The house is approached by a shared private drive, which leads into a private drive to a gravel parking area and a tarmac drive which leads rounds to a sheltered monoblock courtyard and rear entrance of the house. To the west side of the house is a large decked area with a summerhouse overlooking a pond with waterfall feature. There is a large workshop and several smaller sheds and stores.

DIRECTIONS
From the centre of Cupar continue in an easterly direction towards St Andrews and then turn left at the sign for Cairnie Fruit Farm into East Burnside. Continue for about 300 m and then turn right into Bishopsgate and continue up the hill leaving to town limits. Turn right onto the shared private track leading to Middlefield Farm and take the left fork in the road. Continue up the slope and West Steading is the first house on the right hand side.
