The Story

It was about 15 years ago that the current owners of the house on Maplewood Gardens moved to their handsome, Tudor-style home. Since then they have enjoyed its peaceful position, as well as the space and comfort it has offered them.
"We were looking for a larger house in a good location," recalls Jane. "This one was ideal as it had good access to the station and school, and yet was still very quiet because it was set on a cul-de-sac. It was not overlooked and it was very tranquil."
She adds: "It was also within easy reach of old and new Beaconsfield, and was in an excellent position for reaching the motorway."

GENEROUS ROOMS
The house itself was well-proportioned, with good family living areas, she points out.
"The rooms are spacious here, both upstairs and down," she says.
There is an exceptionally large drawing room, which is triple aspect, with doors out on to the garden at the back of the house.
"This has been a lovely room for enjoying quiet leisure time but has also been wonderful for family gatherings at Christmas, Easter, and on bank holidays. As it opens on to the garden, it is especially nice in the summer," she suggests.

FAMILY PARTIES
Also on the ground floor, leading off from the central entrance hall, is a cloakroom, snug, dining room and family room. The family room opens into the kitchen breakfast room, from which there is also access into the utility room and study.
"There is so much space here and it all flows very nicely," she continues. "It is ideal for entertaining. We have had some lovely occasions, including my mother-in-law's 90th birthday party, when we had 30 guests for a sit-down meal and a running buffet."
She adds: "When the weather is good we can have tables outside and in the past there has even been room for a disco!"

SCOPE FOR EXTENSION
The current arrangement of rooms is due to enhancements and extensions to the property which were carried out by the current owners.
"When we arrived we extended the kitchen to make the large breakfast room area," she explains. "We can now fit a table in there where we can seat up to eight; we also created my study and had a new kitchen installed, which we felt tied in well with the rest of the house. Subject to the relevant planning permissions, we believe there could be scope for new owners to extend the house even further."

EXCEPTIONAL BEDROOMS
The property has been redecorated several times over the years, with the family aiming to keep it bright and airy throughout.

"The master bedroom is large and I have had it refitted to give maximum wardrobe space," says Jane. "The spare room that my mother uses when she comes to stay gives her plenty of room to sit and read her book or to watch television for a while."
Her daughter Clare's bedroom is equally impressive: "I love my room: it is the size of a studio in London," Clare points out. "I have my own bathroom and the main room has a desk and sofa area, as well as my bed. It feels very self-contained."

GREAT SETTING
It takes just 15 minutes to reach the train station on foot from the house at Maplewood Gardens - or just five minutes by car.
"We have a good selection of shops within easy reach too, including supermarkets and clothes shops, and it is easy to walk up to either old or new Beaconsfield to go to a restaurant," says Jane.
There are beautiful places to go for a stroll, nice country pubs to visit and lots of National Trust properties in the area.
"It is very easy to travel into London too," says Clare. "I have commuted from here and it is very quick - we also often head into London to go to the theatre or for a meal out. This is a quiet place to live yet it is very convenient and I know we will miss that when we leave."

Nearby Beaconsfield New Town has several large supermarkets including Waitrose and Sainsburys, and delicatessens for daily shopping needs. Beaconsfield Old Town offers a wide variety of dining experiences such as Loch Fyne for fresh fish, Indian, Sushi, Chinese or, for a special treat, visit the renowned Crazy Bear boutique hotel with its incredible bar and restaurants. There are numerous countryside walks on the doorstep including the Holtspur nature reserve. The popular school Holtspur Primary is within walking distance, along with many Buckinghamshire Grammar schools. There are many excellent prep schools and private secondary schools in the area.

Within Easy Reach

With the location of this property close to the M40/A40 just one mile away, it provides fast access to other motorways such as the M25 and M4, making airport links at Heathrow, Luton, Gatwick and Stansted a very viable option. Also, access into London is extremely convenient. Beaconsfield train station is approximately 1.8 miles away with journey times into London Marylebone approximately 22 minutes and then further afield to Birmingham.
