GENERAL REMARKS AND STIPULATIONS

TENURE AND METHOD OF SALE Bank House Farm is available Freehold with Vacant Possession being available on Completion. The farm is to be sold by Private Treaty and is available as a Whole or in Four Lots. Exchange of Contracts and Completion will take place as soon as possible following acceptance of any offer/s.

BASIC PAYMENT SCHEME (BPS) The land is registered on the Rural Land Register. CROSS COMPLIANCE The Buyer(s) will be required to indemnify the Seller for any non-compliance that results in any penalty

TENANT RIGHT The Buyer shall pay in addition to the purchase price the amount of Tenant Right due to an outgoer under the

The Buyer shall also pay a figure to be agreed for the gas as held in the tanks and two of the grain stirrers used with the grain storage in Lot 3.

HOLDOVER LOTS 3 AND 4 There will be Holdover on the grain store elements of the farm buildings in both Lots 3 and 4 until 31st December 2016, being the latest date they will become vacant, with access being available to the Buyer after Completion and as soon as each building becomes vacant. There will be general purpose storage space at Lots 3 and 4, Bank House Farmyard prior to 31st December 2016 if required, after Completion. There will be Holdover on the General Purpose element of the building in Lot 4 until 31st May 2017 being the latest date the building will become vacant, with access being available to the buyer after Completion and as soon as the building becomes vacant. The seller will be responsible for all outgoings associated with the use of the buildings during the Holdover period.

EARLY ENTRY Early Entry onto the land may be available following exchange of Contracts, upon payment of a double deposit.

SPORTING RIGHTS, MINERALS & TIMBER The Sporting Rights, Timber and Minerals are included in the sale, so far as they are owned, subject to statutory exclusions.
