THE LOCATION
Great Cornard was once a village separate from the historic market town of Sudbury but the two have now blended together, although it still retains a sense of community and identity. It has local shops and schools and a nearby Sainsbury's. Sudbury provides an excellent range of shops, schools and recreational facilities with many clubs and associations, including rugby, football, cricket, tennis, bowls and rowing. There is a small quayside theatre and modern swimming pool/leisure complex. The town station provides shuttle trans through to the main London and Colchester line, with fast services on to Liverpool Street and there are bus and road connections to the surrounding area, down towards the A12, M11 and Stansted Airport.

The Bures Road leads along towards the church in the older part of Great Cornard and contains a number of good Victorian houses. The ones on this side of the road face west at the front with views over the top of the houses opposite towards the meadows.

THE PROPERTY
47 Bures Road is a Victorian detached house built with traditional Suffolk white brick walls and a slate roof. It has large and bright windows, which have been replaced with uPVC double glazed units and there are many other good features of the period. At the rear the house has been extended to provide a larger kitchen, super garden room and a bigger back bedroom. The interior is well presented with light and airy rooms, the wall having been removed between the sitting room and dining room to create a through room. However both doors from the hall remain and it could be redivided. There is an excellent shaker kitchen with breakfast bar, utility area and downstairs cloakroom. The bathroom is upstairs where there are three bedrooms. At the rear is a long garden, at the end of which is a double parking bay with ample room to construct a double garage and still retain parking in front, with access from the private roadway behind.
