Leeds City Council is offering for sale the freehold interest in this potential development site, subject to planning permission, which extends to approximately 0.44 ha (1.1 acres). The site is considered suitable for residential development but the Council has a preference for the provision of specialist older people's housing at this location.

SITE LOCATION AND DESCRIPTION

The site, which is relatively flat, was formerly occupied by Kirkland House Aged Persons Home, which has now been demolished, and is located in a predominantly residential area a short distance from Yeadon town centre to the east and approximately 8 miles north west of Leeds City Centre. The property comprises a cleared site which is shown coloured blue on the location and site plans which can be downloaded.

PLANNING

This previously developed site is unallocated for any specific development use in the Leeds Development Plan but is considered most suitable for residential development. A Planning Statement with supporting background and Technical Information was prepared for this land in 2014, which can be downloaded . This site has been identified as a suitable location to provide specialist older people's housing provision. This is a key priority for Leeds City Council, as the population of older people in Leeds increases, so does the need to provide a variety of accommodation for this diverse age group.
