Location

The site is located in the settlement of Wyton, which is approximately 2 miles from Huntingdon and a similar distance from St Ives town centre. Wyton is connected to the adjoining village of Houghton, which is situated on the River Great Ouse. The villages now effectively form part of the built up area of Huntingdon.

The site is located within a short distance of RAF Wyton which remains an airbase but is also a strategic expansion location within the Huntingdonshire District. This site is the subject of a major residential and commercial scheme of development to be known as Wyton Garden Village, which is being promoted by Crest Nicholson. The overall development area of the airfield extends to 253 ha (625 acres) and the plans involve the creation of 4500 new homes together with 10 Ha (25 acres) of employment land. There is an associated village centre with retail accommodation and primary and secondary schools. Crest Nicholson anticipates that a planning application will be submitted in early 2017.

Huntingdon is an expanding town with a population of circa 25,000 (including the adjoining town of Godmanchester). It benefits from a strategic location at the crossroads of the A14 and the A1. The A14 provides an important route from the West Midlands and North West to the East Coast Ports. The town also benefits from regular rail services to Kings Cross in under the hour, and its proximity to Stansted Airport, which is approximately 46 miles to the south via the M11 Motorway.
With four business parks and numerous established industrial estates, the town benefits from a strong business base with a relatively high proportion of manufacturing industry.

The Site

The site, which has a total area of approximately 4.15 ha (10.3 acres), is located just to the south of the B1090 Sawtry Way, as shown on the plans which are reproduced within these particulars. There is a rundown building present on the site, though it is considered doubtful that it is viable for this to be converted/refurbished. The property was known as the photo factory site, and was used for the processing of aerial photography arising from reconnaissance missions conducted
by the RAF. The area of these remaining buildings is believed to be about 929 sq m (10,000 sq ft). It is understood that at the time of the last planning application for the site, the buildings on the site extended to circa 1670 sq m (18,000 sq ft). Access to the site is via an unadopted road which leads from Sawtry Way. This road also serves the adjoining farm land to the south.

The planning background to this site is somewhat unusual but nonetheless, it is considered that the site is suitable for a range of commercial uses, and it is envisaged that the site will appeal to both developers and companies requiring light industrial, general industrial or warehousing space. Enquiries from companies requiring offices or other commercial uses will also be considered.

Planning

Planning permission was obtained in February 2002 under LPA reference: 0102222FUL for change of use of the buildings and the surrounding land to Class B1 (business) use. The planning
application submitted was made in respect of the 4.15 Ha (10.3 acre) site and accordingly, the planning authority has accepted that the whole of the site has a commercial planning permission.
This has been initiated and saved. In particular, works to the junction of the access road and Sawtry Way were undertaken to comply with the highway authorities' requirements. A pre-application enquiry was submitted to Huntingdonshire District Council's planning department in mid-2016, the purpose of this being to clarify the Council's position on the range of uses which would be considered to be acceptable and to confirm the level of new build floor space which might be developed. In this respect, the planning authority has indicated that the quantum of new buildings will be limited by reference to the traffic movements appertaining to the buildings which
existed on the site in 2002 - i.e. at the time of the last planning application. In this respect an initial trip analysis has concluded that it is probable that light industrial/R and D accommodation
of up to 5,586 sq m (60,000 sq ft) will be permitted. In the case of the B8 warehousing, up to 7,432 sq m (85,000 sq ft) of newly built space may be appropriate. The precise level of floorspace
will be determined by the end user's proposed business operation and the traffic generated. An effective travel plan could further increase the level of built floor space which might be permitted. In light of the above, enquiries are invited from companies with requirements of up to 9,290 sq m (100,000 sq ft ) of buildings together with associated open storage space.

Basis of Sale/Price

The site is available as a whole or in plots from 0.4 Ha (1 Acre), in which case the Vendor will construct the estate road and infrastructure to the site if required to facilitate the sale of smaller parcels. Whilst the owners have a strong preference for an outright unconditional sale, conditional (subject to planning) offers will be considered.
