Dunton

Dunton is a small village located approximately 3 miles to the east of Biggleswade Town Centre. With a population of approximately 700 people, the village offers a range of local facilities including a lower school, general store, church, public house, playgroup, village hall and playing field. Dunton is handy for the A1 Trunk Road which is less than 3 miles distant and Biggleswade railway station where regular services operate to London Kings Cross in (typically) 35-45 minutes.

The Plot

The plot is located in an appealing position on the northern side of Biggleswade Road, Dunton, to the east of a dwelling house known as Beechcroft and to the west of the village hall, as shown
on plans forming part of these sales particulars. With an area of 0.23 acres (0.09 hectares), and a frontage of approximately 50 ft (15m) the plot widens to the rear and offers the opportunity for
the development of a substantial detached dwelling.

Planning

Outline planning permission was granted by Central Bedfordshire Council on 26th July 2016 under LPA Ref: CB/16/02356/OUT for the erection of a two storey dwelling with a detached garage. The site layout plan submitted with the application is reproduced within these details. The permission granted is in outline and the dwelling shown has a gross internal area of c. 150 sq m (1,600 sq ft). It is considered that there is scope for a larger home to be constructed on the plot and in this respect, a subsequent pre-application enquiry was submitted to the planners seeking views on the scope for such a dwelling. The response to this enquiry is that there is no in principle objection to a dwelling with a built floor area of 200 sq m (2,150 sq ft) or possibly more, though the approval of an application for such development would be dependent upon an acceptable detailed design. In the circumstances, interested parties can assume that consent for a larger dwelling is likely to be forthcoming and this potential may be factored into appraisals of the value of the plot.

Interested parties will be at liberty to produce their own detailed plans for the development of the plot and submit these to the planners for comment by way of a further pre-application enquiry. It should be noted that there is a planning condition relating to 'ecological enhancement'. The planning officer has advised that this is a minor condition, which requires, for example, a number
of bird houses and/or bat boxes to be provided and incorporated within the landscaping scheme. No formal ecological survey is required.

Copies of the approved site layout plan and other relevant documents are included in a brief information pack which is available upon request. This also includes other planning and technical documents, including a tree survey. This covers adjoining areas of land and it is understood that there are no trees which it is considered are essential to be retained within the subject plot.

Community Infrastructure Levy (CIL)

Central Bedfordshire Council has not yet introduced the Community Infrastructure Levy (CIL) and accordingly it is understood that no charge will be payable in this respect. (NB. Self build purchasers are exempt from CIL in any event). It should also be noted that as a result of changes in Government policy in December 2014 no S106 obligations/costs will be applicable to this site.

Services

It is understood that mains services are available to the site and drainage is to the public sewers. Prospective purchasers will however be expected to satisfy themselves as to the availability and adequacy of the supplies by making their own enquiries to the relevant service company/authority.

Basis of Sale

Whilst unconditional offers are strongly preferred, the Vendor may consider conditional (subject to planning) offers. Bids should be submitted to Barford + Co in writing by Friday 9th December 2016. The successful bidder will be required to exchange contracts within one month of the issue of a draft contract by the Vendor's solicitor.

In the case of an unconditional offer it is acknowledged that the selective purchaser may wish to enter into discussions with the planning authority prior to exchange of contracts to receive
assurances that the plans for the development of the site will be supported when the application is eventually submitted.

As an alternative to the above, an outright unconditional sale of the plot at an agreed price, with overage to be paid in the event that the planning permission is improved, will be considered.
