Location
The property is located in the village of Kelshall, a small parish some 4 miles south west of Royston and 6 miles east of Baldock. Local roads provide access to the A505, A10 and A1M, whilst mainline railway services are available at either Ashwell (3 miles) or Royston connecting to London Kings Cross.

Description
The land is contained in two blocks on the northern and eastern outskirts of Kelshall. The land connects to the adjacent village of Therfield and there are a number of mature hedgerows which enhance the amenity and environmental benefits of the land.

All of the land is classified as Grade 2/3 and is of the Hanslope soil series being a semi-permeable calcareous clay suitable for cereals and grassland, and capable of producing some excellent combinable crop yields.

LOT 1 - arable and pasture extending to 54.33 acres (21.99 ha)

The land is all contained in a single block of and divided into several enclosures. Access to the land is through a double gateway off Kelshall Street, a council maintained highway in Kelshall. A right of way along an unmade track provides access from Therfield, past the village church, whilst a further double gate provides access onto Ducks' Green Lane at the southern end of the land. The parcels are bordered by mature hedgerows and a small spinney provides a high level of amenity. Approximately 12.06 acres of pasture is situated at the southern end, separated by stock proof fencing.

A number of footpaths cross the land between Kelshall and Therfield.

LOT 2 - Arable land extending to 23.67 acres (9.58 ha)

The land is contained within a single level parcel in arable rotation with good road frontage to the council highway. Vehicular access is currently taken across the adjoining council owned parcel but the parcel does benefit from roadside access.

Tenure and Possession
The land is subject to an Agricultural Holdings Act 1986 tenancy to John King, which commenced on 30th August 1995. The current passing rent over the area for sale is £5,616 per annum, which has not been reviewed since the tenancy commenced. The land is to be sold Freehold subject to the tenancy on completion.
