DESCRIPTION Set on a popular and quiet cul de sac in Congresbury and benefiting from a sensitively extended living space is 18 Wrington Mead, a well presented 'move in and unpack' semi detached house with three double bedrooms. Over the years the property has undergone an array of improvement and renovation works that really have taken it to the next level versatility wise. Indeed for a buyer looking for a good sized 'step on the ladder' family home with contemporary accommodation that can be a lot of things to a lot of people, there really aren't many downsides.

It briefly comprises; entrance hall, fitted kitchen, utility room, downstairs WC, 21' lounge/dining room, study/playroom (a garage conversion), three double bedrooms, family bathroom and separate WC. Outside to the frontage there is substantial off street parking in the shape of a concrete drive and gravelled off street parking area. To the rear is an attractive landscaped garden with two patios and lawning, where our vendors grow a few vegetables and have a shed.

The property has a nice open aspect with views along the cul de sac to the frontage and some wooded hill views to the rear. It is a popular and convenient road in Congresbury with good access to schools and amenities. It has great transport links for the commute to Bristol or Weston-super-Mare, and beautiful countryside for walking or equestrian pursuits on the doorstep. Well presented, space, versatility, attractive gardens and convenience, all wrapped up. EPC rating C.

DIRECTIONS Travelling from the offices of Debbie Fortune Estate Agents, proceed up the High Street out of the village towards Congresbury. After the White Hart turn left into Wrington Lane and then right (after the narrow bit) into Wrington Mead. Number 18 can be found directly in front of you as the road bears to your right.

SITUATION Situated with good access to local amenities and surrounded by beautiful North Somerset countryside, Congresbury (www.congresbury-somerset.org) is a bustling village with facilities usually reserved for a larger town. These include; a variety of shops, supermarket, doctor, chemist, church, library, three public houses, a well-supported primary school and pre-school plus various clubs and societies. Secondary schooling is available at nearby Churchill Academy and Sixth Form Centre (www.churchill.n-somerset.sch.uk) which benefits from a modern sports complex, and transport for local children provided daily. There are also schools at Bristol, Backwell, Wraxall and Chew Magna. The area around is well known for its beauty and offers a variety of community pursuits within an easy drive. Indeed, riding, walking, fishing, sailing and dry skiing are just some of the activities available within a few miles. The village of Congresbury is within commuting distance of the City of Bristol and the seaside town of Weston-super-Mare on the A370 and there is access to the motorway network at Clevedon (junction 20) and St. Georges (junction 21). There is an international airport at Lulsgate and access to a mainline railway station at Yatton.

OUR VENDOR SAYS We have been at the property for 6 years but initially bought it as a student house due to its location near the Bristol University veterinary school. We loved the good sized rooms and the kitchen space as we enjoy entertaining. Quite apart from the historic extensions, we have done a lot of work ourselves... The boiler was replaced 2 years ago, most of the double glazing has been replaced, a water softener installed and we have recarpeted upstairs. We are only leaving as we want just a bit more space.

WE HAVE NOTICED A very impressive semi detached house that really does need to be seen as it offers such a good living space. It is rare to find three good double bedrooms, and that snug/playroom could be many different things to many different buyers (you could have a separate dining room if you so wished). Coupled with that it is so convenient for everything... Not least the beautiful North Somerset countryside and the bus stop 50ish metres away.
