Full description

Tenure: Freehold

This charming terraced cottage, built we believe in the late 1800s is constructed of weathered red bricks under a tiled roof. It is presented for sale in good order and is double glazed throughout whilst retaining a number of period features. The sitting room has an attractive artisan floor and a wood burning stove set in a brick fireplace with alcove storage each side of the chimney breast. A stable door leads though to the kitchen diner which has a good range of painted wall and floor units. There is plumbing for a washing machine, an integrated fridge, freezer, electric oven and halogen hob. A Georgian style glazed door leads to the garden. Upstairs is the family bathroom, furnished with contemporary fittings and 3 bedrooms; one having built in storage and all 3 enjoying the views to the front and rear of the property.

Gardens and Grounds
There is communal access at the rear of the property leading to a good sized gated garden which is mainly laid to lawn. There is plenty of scope to introduce an area of terrace which would be a super place to sit and enjoy the wonderful views to the rear across open farmland. The rear garden is not directly behind the house.

Surrounding area and communication
Hilcott is a small hamlet within the Pewsey Vale which lies just beyond Woodborough. Woodborough has a garden centre with a cafe, a church and a well known primary school. The Seven Stars pub at Bottlesford is close by. The larger village of Pewsey is 3 miles away and Marlborough is within 8 miles and has a larger range of shops and facilities. The beautiful surrounding countryside of the Pewsey Vale and Marlborough Downs provides outstanding walking and riding opportunities and there is a good range of schooling in the area. A main line rail station is at Pewsey with links directly into London (approximately 1hr.15mins) and the M4 providing routes west and east is approximately 18 miles away.

From Marlborough High Street, proceed west on the A4 in the direction of Chippenham and Calne. Proceed for approximately 3 miles and take the turning to Lockeridge on the left hand side. Continue along this road for approximately 8 miles to the house itself. When you enter Woodborough pass the school on your left and continue over the railway bridge. Continue for approximately another mile and the property is situated on the right hand side, shortly after the left hand turn to Bottlesford.
