History - The property was originally built as a pair of semi detached houses and it is suggested that the first owner of one of the houses was a former Mayor of the town. A date stone indicates that the properties were built in 1879 and it is believed that they continued in separate residential use until the 1970's when they were converted to offices. The building was then used a prep school before becoming a restaurant in the 1980's and then back to offices for a firm of Chartered Accountants until some time around 2008. The property was left vacant for several years and required considerable time and professional expertise from the present owners to convert it into the luxurious family home that it is today.

General Notes - The property underwent extensive refurbishment in 2011/12, an eighteen month project personally supervised by the owner who is a qualified building surveyor. Works include repairs to the roof, an electric upgrade and a complete central heating system as described in more detail below. Other works include a bespoke hand made kitchen, all new sanitary ware and tiling and complete redecoration, The floor coverings throughout the property are either porcelain tiles or Axminster carpet. The garden was re-landscaped. The exterior was redecorated in 2013. The quad garage, designed to complement the surroundings, was built at the end of 2016. The area shown on the floor plan is a very approximate desk top calculation from our software and a plan that is for illustration purposes only - if floor area is of particular importance to you please check.

Central heating is from 3 combination gas fired boilers. Careful thought was given to minimising hot water pipe runs and the boilers have been strategically sited so as to provide zonal heating if the whole property is not occupied. All radiators have thermostatic valves and there are separate thermostats on each floor. Utility room boiler provides heating to the ground floor and hot water to the kitchen, utility and bathroom 1. The boiler in bathroom 2 provides heating to the second floor and bathroom 2. The boiler in the cupboard of first floor landing A provides heating to the first floor, both en-suites and family bathroom 3 on the second floor.

Please Note - One of the owners of this property is a director of an associate company of Lucas Estate Agents Ltd.
