Full description

Tenure: Freehold

Enjoying a secluded woodland setting and with fine southerly views across its 5 acres of gardens and grounds, a substantial family house offering light and well laid out accommodation and with potential and flexibility for extension and remoulding to create an impressive residence in a sought after and convenient location.

The Bear Cave, formerly known as Delmorne, and recently renamed by the present vendors’ children, enjoys a secluded and tucked away setting with a delightful woodland backdrop. Dating from the 1950s, the accommodation, which extends in all to
some 3,352 sq ft, is well laid out and includes three well-proportioned light and bright reception rooms with wide windows affording views across the gardens and with French doors opening onto a south facing terrace. Also set off a central reception hall is a good size study, the kitchen, utility room and cloakroom.
On the first floor, set off a spacious landing, are a total of six double bedrooms, a recently refurbished and smart main bathroom, together with three further bath/shower rooms. There is also a dressing room and a kitchenette which, with an independent external stair access, has in the past been used as an annexe flat and offers the flexibility to be used again in that way.
The property benefits from an oil fired central heating system and offers tremendous potential to be both altered internally and remoulded externally, as well as being extended if required, to create a design and appearance to suit the ideas of a future purchaser. In particular combining the current dining room into the study and kitchen beyond could create a stunning modern kitchen/breakfast/living room.

Outside
A long gravel driveway sweeps through a mature woodland leading to a circular turning sweep and parking area to the front of the house. The woodland, which creates seclusion and privacy for the house, includes a variety of mature pine trees, an impressive beech tree, as well as ash and sweet chestnut trees. There is an area of sunken ornamental garden, with a pond and a variety of mature shrubs, whilst set off the driveway is a timbered garage. To the rear of the house, the south facing gardens include a wide terrace linking onto a heated swimming pool (planning permission exists for the covering of the pool which has a recently installed oil fired boiler). The lawned gardens are bordered by trees, including many maturing oaks and a further fine beech tree. Steps lead down to a lower garden which in turn opens onto the tree lined meadow gardens and the three acre adjoining paddock. The latter having an independent gate onto Hall Lane. In all the property extends to about five acres.

Location
The Bear Cave enjoys a sought after and accessible location within the Parish of Little Bealings. The nearby village, with its top performing primary school has an active local community and lies within easy reach of the county town of Ipswich (6 miles) and the riverside town of Woodbridge (3 miles), both of which provide a full range of local shopping and commercial facilities as well as having top performing schools in both the state and private sectors catering for all age groups. The region’s

main road and rail network can be easily reached and link to London, Stansted Airport, Cambridge and The Midlands via the A12 and A14. Mainline rail services run regularly from Ipswich to London’s Liverpool Street station in about 70 minutes with branch line connections (soon to be through connections) to Woodbridge.
