SITUATION
This site is set well back from the by-road leading out of Bishops Frome towards Burley Gate and Hereford. It has views down the valley and towards Fromes Hill. The village of Bishops Frome has its own historic church, village hall, village shop, children's playground, garage and two public houses. THE SITE
This is outlined red on the attached plan. It is level with a south westerly aspect being approached by a right of way over an access between the points A & B on the plan and coloured green. The purchaser will, at his expense, construct a new stone base, curb edging and tarmaced roadway to the site on the area coloured green on the plan, after which the share of the upkeep of the roadway will be two thirds the purchaser and one third the vendor. The vendor retains full rights of access over the area coloured green on the plan.

The vendor will construct and maintain a new 1.8m high vertical boarded fence between the points C & D on the plan. On the south west corner of the site(marked E on the plan) there is a gate leading to a green lane. The site has vehicular access over this green lane from point E to the by-road, point F, on the plan.

THE PLANNING PERMISSION
A copy of the planning permissions are attached. They are for a four-bedroom house with separate garage on the south plot and for a three-bedroom bungalow with separate garage on the north plot.

There will be a restriction imposed by the vendor limiting the dwelling erected on the north plot to a single storey bungalow.
