Sunny Bank was originally the family home and has been well known as a Guest House for over 30 years for its warm and welcoming ambience and friendly service. So, if you are interested in continuing to run a successful bed and breakfast business this beautiful period property, in an elevated position nestling in the midst of a charming and well maintained mature cottage style garden, could provide you with a lovely home as well as an ongoing income. Alternatively, the versatile accommodation could enable you to create a special family home, it has a variety of period features including panelled doors and original fireplaces. From the moment you wander up the path to the front door and see the impressive entrance porch you can feel the elegance of a bygone era and this feeling is maintained when you walk into the large hall which is used as a guest breakfast room.

The ground floor is currently used as the private quarters of the owners but could obviously be reconfigured to suit requirements. There is a lovely sitting room with a variety of period features, such as the marble surround fireplace and this leads to a conservatory where you can look out over the garden. This floor also includes a fitted kitchen, bathroom and utility room. There are also two double bedrooms that could always be converted back into additional reception rooms.

On the first floor there are three double bedrooms with en-suite facilities, together with a guest sitting room offering lovely views towards the English Channel. Another 'piece de resistance' of this charming property is the outside - at the front of the house is a raised decked terrace where you can sit and soak up the sun, lawned areas and a variety of mature shrubs, trees and flower beds. While at the rear of the house you will find a large summer house and a Kent ragstone walled, Mediterranean styled court yard, where you can invite friends, family and guests to a barbecue. There is a large driveway on the Tanners Hill entrance providing car parking for about half a dozen cars – a real bonus in this part of Hythe.

What the Owner says:

"I have lived in this house and run it as a bed and breakfast for the past 30+ years and while it will be a real wrench to move I am now going to live with my family. During my time here I have thoroughly enjoyed developing the business and also updating the house over the years, as well as creating the delightful garden that has always been my pride and joy. One of the things I love about the place is that it is so convenient, it is literally at the end of Hythe High Street so we are near all the individual shops, pubs, pavement cafes and restaurants in the town centre, as well as Waitrose and Aldi, but at the same time it is very quiet and peaceful.”
From Sunny Bank you can walk to the seafront in a few minutes or take a stroll along the Military Canal towpath. It is not far to the Hotel Imperial with its golf course and leisure centre as well as the local cricket, squash and tennis clubs. For real golfing aficionados there is the Henry Cotton designed Sene Valley golf club and sailing enthusiasts can join the Hythe Sailing Club. The area also has some well-respected primary schools and there are two excellent grammar schools in Folkestone. Transport links are very good with Sandling station close by and the high speed train from Folkestone West getting you to London in less than an hour, while it is only about a three minute drive to the M20 for London and the Channel Tunnel if you want to pop over to the Continent."
