Design Idea:
Visually: To create a house that looks as unobtrusive and traditional as possible from the outside, but then once inside it opens up into a large classically modern interior space.

Living: A family house with plenty of different rooms to cater for all inhabitants (2 separate playrooms, 2 offices, separate guest wing, a children's side, housekeeper's suite.

Environmentally: To use intelligent design and forward thinking technology to create an environmentally advanced home with low energy consumption and running costs.

Build Quality
The house is built to an extremely high quality. No expense has been spared in terms of delivering a structure that is built to last.

The house is a built with block and beam, with poured concrete floors and a steel-frame super-structure around the house to support the weight of the concrete floors and staircases.

A very high-grade acoustic performance finish has been used throughout the house to ensure minimal airborne noise is transmitted from room to room.

The external basement walls have been constructed from poured "Caltite" water-proof concrete, a bitumen coating, a French drain, a rigid plastic protective wall and then a plastic membrane to prevent silting up of the French drain over time.

Environmental performance
The house is heated from an "open source" ground source heat system. This system provides all of the heating, hot water, cold (potable) water for the house and the four external garden taps.

Consequently, the only energy bill for the house is electricity, which runs at about £4000 per annum, including all electrical appliances. Given the system, a rebate of approximately £4000 per annum comes from the Government under the renewable heat incentive programme. This is a 7-year programme.

All of the heating throughout the house is delivered through underfloor heating systems. These are all automatically controlled through sensors in every room (and general open areas) that are constantly feeding back temperature information to the system's brain so that the heating is actively and predictively managed through 5 manifold arrays to keep the house at a constant and even temperature profile throughout.

The build structure of the house is designed to be in line with this heating system and environmental philosophy as well. The house has outstanding insulation properties, with an insulative shell enveloping a high thermal mass interior structure. This creates a great internal mass to act as a heat sync and keep the building warm in winter and cool in summer (same effect as a church). This construction method is key to the even and constant temperature profile throughout the house.

Heating Control
This is run off an ipad or laptop with preset programming.

Lighting
This is a Siemens C-BUS system. Every single switch activates its own preset lighting programme, so all switches can be programmed to perform any function, or combination of functions.

Most lights are LED lights, most of which are dimmable.

Water
The house gets its water from its own borehole system, but it is also plumbed into the mains in the basement, to ensure water is still available in the event of a power cut.

LPG tank
There is a large (2500 litre) underground LPG tank under the front lawn area. This form of gas supply feeds the cooker hobs, but was originally installed as a provision in order to fuel a backup generator. There is a full gas connection from the gas tank at the front running all the way to the rear of the garden, as well as electrical connection provisioned. This could potentially be used for installation of swimming pool as electricity and water both run to the end of the garden too.

Air conditioning
The top floor was also provisioned for an Air Conditioning installation if ever required.

Security
The house has a sophisticated, monitored, Red-Care alarm system throughout. There is also a network of 13 external cameras protecting the whole perimeter of the house. These constantly record and overwrite so provide a backup going 30 days. Additionally the cameras are monitored by a security monitoring station (monitored as per owner instruction), with active speakers. Consequently the house can remain fully guarded whilst owners are out / on-holiday / at night....whatever owner preference is. External floodlight system also comes on if the alarm is activated.

The driveway 5-bar gate and pedestrian gate are both mag-locked, although the pedestrian gate is programmed to remain unlocked during the day and locked at night.

Fire safety
Full heat and CO sensor-array through the house feeding back into a central fire-panel system (regulatory requirement for any building of this size).

Electric Car Charger
Located in front parking area.

Garden Drainage: The lawn has full undersoil drainage to keep the lawn useable all year
