PROPERTY DESCRIPTION Situated in a rural position on the outskirts of Bovey Tracey, this detached former farmhouse has been lovingly restored and renovated by the current owners who have lived in the property for 14 years. Part of the original estate, Lower Bradley Farmhouse is in an idyllic position with stunning views, easy reach of the local amenities and perfect for someone looking for a spacious property which is ready to move into with good access for commuting to Exeter or Plymouth.

Approached by a private lane leading down to several properties, individually designed and affords a good level of privacy. The former farmhouse dating back to the 1890's has been tastefully restored and thoughtfully planned to now offer a good size family home. On the ground floor you enter into a spacious hallway with the sitting room, lounge and dining room leading from here. The kitchen/breakfast room has been designed beautifully and homes a range cooker, which is included in the sale. The boot room and utility room are an attractive bonus for keeping outdoor wear clear of the main house. Upstairs you will find five double bedrooms, all with exposed floor boards that have been restored and re-laid on top of the under floor heating and all have feature Victorian fireplaces. The spacious bathroom has the original roll topped bath with ball & claw feet and there is an en-suite servicing the master bedroom. From the landing is a staircase leading to an attic room and the loft area. The vendors have replaced the original wooden sash windows throughout the property with PVCu sash double glazed units.

You can enjoy countryside views from the house and garden. In the garden is an outbuilding, perfect for playroom, gym or ancillary accommodation (subject to planning) with a garage attached. There is also a potting shed with electric and a working vegetable garden and lawns. Four stables with running water and electric and a secure tack room are housed in a separate building and there is a three acre field with water troughs. The property benefits from plenty of parking.

AREA DESCRIPTION Known as the "Gateway to the Moors", Bovey Tracey offers a comprehensive range of shops and amenities including a health centre, library, primary school, inns and churches. The town also benefits from good sporting facilities, including a swimming pool and a sports field/ tennis courts. The A38 dual carriageway, linking Exeter and Plymouth to the M5 motorway is within two miles of the town and there are mainline railway stations at Newton Abbot and Exeter. The open spaces of Dartmoor lie just to the West of the town and the South Devon beaches are mostly within an hours driving distance.

VENDOR COMMENTS Situated on the picturesque rural fringes of the historic market town of Bovey Tracey is Lower Bradley Farmhouse, a large and hugely characterful family home that in recent years has been beautifully renovated throughout. "It was the fact that this was a nice old house with a paddock in a quiet location that originally attracted us to it," says the owner. "We have open countryside all around us, so the views are really quite spectacular, but at the same time it's very convenient for places such as Bovey Tracey, Newton Abbot and Exeter, so we feel we benefit from the best of both worlds."

"The property could definitely be described as a project when we purchased it fourteen years ago as it was in very rundown state, so for the first three to four months we rented another house while all the major work such as rewiring, re-plumbing, installation of underfloor heating and re-roofing was done. When we finally moved in we worked our way through, room by room, and renovated it from top to bottom."

"In terms of the layout of the house it's pretty much how it would have been when it was built," continues the owner, "but we've played around with the positioning of certain rooms such as the kitchen and the bathrooms to make it more conducive to modern living. All the work has been done to exceptionally high standards, but it has all been done in a very sympathetic manner so as to retain the wonderful character of the house. It's now a very beautiful and extremely comfortable family home."

"We have around three acres of land in total, most of which was pastureland when we came here, so we've taken some of that to increase the size of the garden, and it's now a very attractive, family-friendly space. The paddock is just across the lane and we converted an old farm building into stables, so it's a great place to keep horses; you can literally ride out for miles directly from our property."

Favourite Room: "The kitchen is very nice with its high-spec painted wood cabinets and Granite worktops, the dining room - which we've only just finished - with its stone floor and big open fireplace is also a lovely room. In fact I like them all. They're all generously proportioned with lovely high ceilings, so there's a wonderful feeling of space and each has its own character."

Favourite aspect of the grounds or surrounding area: "I think it's the combination of the beauty and convenience of the location that I've enjoyed most," says the owner. "I work in Newton Abbot, which is around a twenty-minute drive away, but at the end of the day I can come home to this peaceful enclave surrounded by nothing but beautiful open countryside; it's a lovely spot."

Memorable event (if not another favourite room or unique feature): "This is a real family home and one that offers an excellent quality of life," says the owner. "There's a footpath that will take you straight into Bovey Tracey and one that joins the Templer Way. We're not too far from the coast, and in terms of the property itself it would definitely suit a family that's into horses."

What they'll miss most / why they are leaving: "It's the combination of house and location that I'll miss most when we leave," says the owner. "You can step out of the front door and walk, cycle or ride for miles and it's so incredibly peaceful here; it's an idyllic place to live."
