MOORLAND MAGIC! A chance in a million to snap up a wonderful, detached former farmhouse with 3.5 acres of land. At over 700 feet above sea level, this perfect moorland setting has amazing views over the Moors to the Camel Estuary and the sea beyond!

Irish Farm has to be one of the best situated houses in this moorland area with its unrivalled position. The view is, quite simply, spectacular! The panorama is to St Austell on one side and the River Camel on the other and the house looks down over its two paddocks. Irish Farm has been the subject of much refurbishment over the years, but still retains the charm of its era and is a perfect family home!

Step inside the rear porch and find a really useful space with room to kick off shoes and hang up all your wet outdoor gear. Perfect for when the weather is against you! The utility room is straight ahead and is plumbed for your washing machine with space for a tumble dryer. A solid oiled oak worktop, a rustic Belfast sink and some fitted shelves finish things off. The décor is clean and neutral which is a theme that continues throughout this lovely home.

The farmhouse makeover continues. Step through the French doors from the porch into a stunning open plan living space with smart Karndean flooring and crisp white walls. The newly fitted kitchen has a comprehensive range of base and wall cupboards in a modern shaker finish with a central island and splashes of vibrant red brick tiles.

The appliances are smart and modern with two Baumatic stainless steel ovens, a large induction hob by Zanussi and a smart Smeg extractor hood. There is space and plumbing for a dishwasher and oiled oak worktops and a splash of red tiling finish the look off beautifully!

The open plan layout continues with plenty of room for a large dining table. A small fireplace opening creates a focal point at this end of the room. A window to the front lets the light and the view in and an original pine door takes you into the conservatory where you can sit and marvel at the wonderful vista or step outside to the garden and paddocks.

The living area has a large granite, inglenook fireplace with a Charnwood Island II wood-burning stove for those chilly Moorland nights and another window provides more opportunity to take in the view!

A hallway at the rear of the house has slate flagstone flooring and leads to a smartly fitted shower room with more of those red accents. The shower cubicle has a thermostatic shower and there is also a close coupled WC and a smart basin unit in cool white gloss. At the end of the hall is the study or bedroom 4 with a window to the rear.

An impressive wide staircase leads up to the three bedrooms and family bathroom. Light large and lovely, this has been fitted with two contemporary white gloss basin units, a square P-shaped shower bath with a thermostatic shower and chrome riser and a close coupled WC. Monochrome tiling lends a modern edge and there is wood style vinyl underfoot.

The master bedroom is a wonderful space. Light floods in through the two windows at the front and there is room for a super-king size bed. A pretty, original fireplace at one end is a lovely focal point and gloss fitted wardrobes provide storage space.

Bedrooms 2 and 3 are both good doubles at the end of the landing where there is also access to a large loft space.

Bedroom 2, at the front of the house, has the moorland view and a clever open wardrobe tucked behind the bed wall. Bedroom 3 has a window to the side and a built-in cupboard with a section which houses the pressurised hot water tank.

Outside, at the front of the house, there is a terrace laid with slate chippings where a low Cornish wall has access to a large raised lawn and the paddocks. A side garden has been laid to lawn with mature shrubs to one side and another Cornish wall also has an opening into the first paddock. Access to the second paddock is at the bottom of the first field through a five bar gate. Both fields are enclosed by Cornish stone walls.

To the rear of the house there is a raised garden area where the bore hole is situated and facing the house, to the left of the gravelled drive is the rear wall of the portion of the barns that are not in the ownership of the seller.

The Vendor Thinks: We have loved this place. The moment we first saw it 15 years ago, we knew it was for us. It was our dream home. Our little girl took her first steps and our dear dog's puppies were born here! The view is a truly extraordinary thing, almost surreal and even when the weather closes in, the extremes are what make this place special. Sun, the wind, rain and snow. We have had it all and it has all been wonderful! We are all very sad to have to say goodbye to Irish Farm, but the time has come unfortunately. We know there is someone out there who will fall in love just as we did with this little piece of heaven.
