THE STORY

As soon as Pierre and Cardine Smith saw the house on Victoria Road they were won over by its kerb appeal - then stepping inside the house they found they were even more impressed.
"It had amazing roadside presence but inside it also had this incredible feeling of space which was created by the presence of a stunning extension," says Pierre, recalling their first visit to the house eight years ago.
"Because of this it had a galleried landing, which gave it the wow factor, and then the whole place seemed to open up."
He adds: "The previous owners had laid new oak flooring in the large kitchen breakfast room, which tied in with the original wooden floor. This new room was also south-facing and backed on to the garden. Our impression was that it was a beautiful and very light house."

A BEAUTIFUL BLEND

The property on Victoria Road was built in the late 1920s and all work carried out on it has been very sympathetic, says Pierre. It sits in an elevated position, on top of three hills, with views out towards the town centre.
"It is an Art Deco house and some original features have been kept exactly the same while changes have been made in keeping with the period of the house," he explains. "There is cornicing and there are picture rails and high door handles. Other elements are more modern but they do sit very well together."

UPGRADING THE HOUSE

The five-bedroom house is set over three storeys and offers well-proportioned, comfortable reception areas and bedrooms.
"We have done a fair amount of work to the house ourselves," Pierre says. "We added a ground floor cloakroom and converted the garage into a playroom."
But, he points out, this could easily be used to house a car again if that suited new owners better.
"Then upstairs we gave the master bedroom a lovely new en suite bathroom by dividing up what had been a very large dressing room," he adds.

DESIGNER TOUCHES

Today the ground floor features the spacious kitchen breakfast room, together with the drawing room, reception hall, utility room, cloakroom and playroom. On the first floor, there are three bedrooms and a family bathroom.
The master bedroom has a dressing area, as well as its en suite bathroom. Two more bedrooms and another family bathroom are on the top floor.
Rooms in the house have been decorated carefully and tastefully, with the likes of Slaked Lime from the Little Greene Paint Company. Other designer touches include the presence of a Morsø stove in the drawing room and Forbes & Lomax dimmer switches throughout. PLENTY OF SPACE

Having so much space means there is always space to relax quietly or to be sociable, says Pierre.
"We spend about 80 per cent of our time in the open-plan kitchen breakfast room area, where there are windows - including one very large sash window - on to the garden," he says. "But it is also nice to be able to retreat into the drawing room, where it is cool in the summer and then lovely and cosy in the winter, with the wood-burning stove on."
The property has been exceptional for entertaining: "We have had some great occasions here, from our moving in and my 40th birthday parties to lots of family Christmases."
There is always room for friends and family to stay, and Cardine has been able to use one of the top floor bedrooms for her beauty business.
"There is always somewhere to escape to," he says.

EXCELLENT LOCATION

The family have loved living in the area, which is close to good schools and shops. They enjoy the access to both the station and the A12, making journeys to London quick and easy.
"We also like being able to get out into the countryside from here: we often visit Dedham, which is very beautiful and where we meet family," he says.
And he adds: "We have enjoyed being here so much that we aren't moving far. We will miss this house, however, it is such an easy house to live in and everything has been so beautifully finished."

SETTING THE SCENE

The house on Victoria Road has an immaculate back garden. This is south-facing and features a sun terrace with an awning.
"We changed the front of the property so it offered more off-road parking," says Pierre. "We also replaced the existing wall, which was made from bricks dipped in Indian ink to make them look old! We brought in new railings, which also look great and blend in, and we landscaped the front, alongside the existing path."

WITHIN EASY REACH

Trains from Colchester take approximately 50 minutes to London Liverpool Street Station. There is also a range of excellent private and state schools, with the house being within the Hamilton Primary School and Phillip Morant School catchment areas. The A12, which connects with the M25, heads south towards London or north to Ipswich with Stansted being the nearest airport. Towards the Essex and Suffolk border is "Constable Country," the landscape immortalised by the great painter John Constable, and the coast is also within easy reach.

WHATS NEARBY

The property is a short stroll to the town centre with its diverse shopping facilities and is also within easy reach of excellent choice of schooling facilities including Girls High School, Royal Grammar, Oxford House, St Marys and Sixth Form College.
