The Story

ROOM TO PLAY
The four-bedroom, four-reception room, detached house is one of
three built in the grounds of the old manor house at Broughton
Village. Hence, the mature gardens are full of trees some planted in
a bygone era. There is also a listed, perimeter wall.
Despite the house already offering plenty of space, a ground floor
extension was built to provide a breakfast and playroom for the

“We also converted one of the garages to an office within three or
four years of moving in,” says Pauline. “When the children were
growing up, we had all our family meals in the breakfast and
playroom, but nowadays I tend to spend most of my time in the
living room. This is a nice big space, but fairly cosy as it has a large,
open fire, which is a big attraction when the nights draw in. The
room also has a dual aspect to the front and back with sliding doors
opening out to the garden.”
WATCHING THE WILDLIFE
The house has been redecorated several times over the years, but
according to Pauline is primarily a traditional-style family home.
“It’s a bit of a mixture with nothing ultra-modern, but very
comfortable. I now have a dining table in front of the sliding doors in
the living room. We always have our Christmas lunch at that table.”
Pauline often spends time watching the variety of wildlife that
frequently come into the garden.
“We get a lot of squirrels you can watch for hours,” she says. “I also
see muntjac deer quite often and we have a dear little robin which
comes every year.”
GARDEN PICNICS
Upstairs there are two large double bedrooms and two smaller
doubles with a family bathroom and en suite bathroom to the
master bedroom. Over the years the spacious home and gardens
have been filled with family and friends to celebrate all manner of
occasions.
“All of my children have spring and summer birthdays, so we have
had a lot of birthday parties outside,” explains Pauline. “We have had
badminton games and children racing bikes up and down the lawn,
as well as picnic lunches. The last big party we had here was for my
daughter’s 30th birthday, with about 50 guests.”
There have also been many barbecues and dinner parties held over
the years.
BEAUTIFUL COUNTRYSIDE
Situated in the original part of the old village, the house is on the
doorstep of beautiful countryside easy to access for long walks
with the dog.
“I used to have a dog and liked to walk from my house down past
the church and go along the river,” says Pauline. “It was a lovely
reason to end up in the pub – there are lots around here, including
the Hungry Horse at the end of the road.”
EXCELLENT LOCATION
Shops and amenities are also nearby including supermarkets, which
are five to 10 minutes’ walk away. The mainline station at central
Milton Keynes is a seven to 10-minute drive, offering excellent and
fast services into London.
“Junction 14 of the M1 motorway is a two-minute drive away but
you can’t see or hear it,” adds Pauline.
“I will look back at living here with great fondness. There is sadness
at moving on, but it is time for me to downsize. We had the loveliest
times living here with our children and animals.

Setting The Scene

The Beeches shares a gravelled, private road with its two
neighbouring houses. All are built on what would have been the
orchards of the old village manor house, which more recently was
used as a nursing home.
The house is enveloped by the gardens and there is a terrace
running along the back, and part of the side of the house, which can
be accessed by both the living and breakfast rooms.
“We have a brick-built barbecue on the terrace and the garden is
mostly laid to lawn for easy maintenance,” says Pauline.
As well as the beautiful old beech tree and weeping willow, there are
numerous other trees including conifers and some shrubbery.

Whats Nearby

Broughton itself offers a local pub, well regarded primary and
secondary schools and convenient access to local shops and larger
retail park at Kingston with Marks & Spencer and a nearby Waitrose.
Central Milton Keynes offers a huge range of shopping and leisure
facilities and is a mere 5-7 minute drive. There are a range of walks
and cycle routes and with Willen lake nearby, you are well catered for
outdoor activities.

Within Easy Reach

Junction 14 of the M1 motorway is a two minute drive away. The
mainline station at Central Milton Keynes is a 7-10 minute drive
away and offers an excellent service into London Euston with the
direct Virgin service taking under 40 minutes.

From the M1 motorway you take the exit on to the A509, central Milton Keynes. At the first roundabout take the first exit, left on to the
A5130 and continue along this road for around 500 metres. The turning for Broughton village will be on your right hand side.Take this
turning and then turn right at the T junction on to London Road. Continuing along this road go right as the road forks and the gravel
driveway will be half way downon your right hand side just past the old red telephone box.
