The property is located in this cul-de-sac setting part way down the hill leading to the heart of the village and waterfront of Polruan. Meadow Close comprises a range of modern design properties and the house is about 400 yards walk down the hill to the quay and pretty harbour front with its own general stores, sub post office, two public houses, a long established boat building and repair yard and the village also has a primary school. There is a regular passenger ferry from the quay across to Fowey which is a well known deep water port and has a good range of restaurants, public houses, local and tourist shopping as well as various bakers, a butcher, fishmonger, chemist and others. The harbour is one of the most sought after in the south west and the boating fraternity are well supported by the Royal Fowey Yacht Club and the Gallants Sailing Club.

There are two principal vehicular means of getting to Polruan and one is via the lanes leading from the A38 via Pelynt, Lanreath or via Lerryn and St Veep or alternatively via the Bodinnick Car Ferry just up- stream which crosses over to Fowey then giving quick access to the larger centres of St Austell.

The accommodation layout is of reverse design to benefit from having access to the principal living rooms and the balconies for the spectacular views all from a few steps down from the road then passing down over the various levels to the bedroom quarters below. Alternatively access is over the level drive leading from the road and through the side hung remotely and electrically operated high doors into the garage then with an interconnecting door into a study then the stairs down to the main living accommodation.

A front door opens into the outer entrance lobby with inner glazed door then leading through to the entrance hall with staircase down to the bedroom accommodation. There is a fan assisted electric night storage heater and door opening into the kitchen with range of fitted floor and matching wall cabinets, an eye level electric double oven, ceramic hob and a stainless steel double drainer sink unit with pillar taps. There are matching wall cabinets, a ducted extractor hood and door through to the utility room with built in store cupboard, plumbing and space for automatic washing machine, fitted worktop and a stable type door to the front court. Opening off to the kitchen this leads to the dining room area with window to balcony, fitted cabinets and glazed shelves and a night storage heater.

Folding doors open into the conservatory with sliding double glazed patio door leading out onto the balcony which has a large area for table and chairs and continues to the front with further patio doors opening into the lounge and with the balcony then continuing to the front of the lounge and all with galvanised railings and timber handrails. The spectacular views speak for themselves.

The lounge benefits from the stunning views with its wide width of double glazed patio doors and has an attractive stone fireplace with cabinets to each side, range of fitted bookshelves, mirrored glass display cabinet and pine tongue and groove ceiling finish with inset spotlights.

The lower landing has a door leading into the cloakroom with low level w.c. and wash hand basin and further door into the family bathroom with panelled bath, mixer taps and shower head, low level w.c. and a pedestal wash hand basin.

Further stairs down to the lower floor to the bedroom accommodation with a small hall area having a night storage heater. A door from here leads to the large basement store rooms with varying levels of ceiling heights with the main section having good high clearance and airing cupboard enclosing the hot water storage cylinder.

The principal bedroom has French doors leading onto the external staircase leading down to the garden, range of fitted wardrobes and bed space with hat cupboards over, Haverland electric modern panel heater and the en-suite bathroom has a spa bath (not tested) with mixer taps and shower head, vanity basin and low level w.c. with range of fitted cabinets, part tiled walls and fitted electric heated towel rail/radiator.

Bedroom two is a double bedroom with opening then leading to a dressing room area and en-suite facilities comprising a separate low level w.c. with folding door and hidden cistern, vanity basin with cabinet beneath and electric extractor fan and shaver socket. Next to this is the good size shower cubicle with Mira Sport electric shower fitting and full height wall tiling.

Bedroom three is also in two sections and has a sliding patio door to one side opening onto the steps down to the garden and with interconnecting door leading through to the en-suite of bedroom two.

From the front this is accessed by a footpath and steps alongside the house leading down from the road. Halfway down the side steps is a door to a storage room containing the main electricity meter. There is a small paved terrace area together with steps leading down to the garden. From the front the property is accessed over the drive previously mentioned as well as with steps and galvanised railings and timber handrails leading down to the fully paved area adjoining the front door and also to the door to the utility room to one side. The garden here is well maintained with terracing and various plants and ground cover.
On entering Polruan, continue part way down the hill and just before School Lane a turning will be seen to the right leading to Green Bank and Meadow Close. Take this turning and then the first turning immediately left. Continue through Green Bank and then you will arrive at Meadow Close.
