Full description

An attractive spacious farmhouse with additional cottage, barns, stables , floodlit menage and land of approx 6 acres.

The Property
A former Coaching Inn dating back to 1685, Four Foot farmhouse has the benefit of many of the original features and yet has been sympathetically restored to modern day standards. The large sitting room reflects this with an abundance of beams and a wood burner set in an inglenook fireplace. The very spacious kitchen/ diner is ideal for seating a large family or entertaining, and has both a traditional AGA plus a gas range cooker. Also on the ground floor is a large utility /boot room plus shower room. The first floor has a good sized master bedroom with a separate shower room and dressing area. There are two further double bedrooms on this floor plus a single bedroom and a very attractive family bathroom. Stairs lead to a second floor which hosts a further two bedrooms.

The property benefits from gas central heating throughout and double glazing.

The one bedroom cottage is currently under going renovation (hence we do not have photos). It comprises a stylish modern kitchen, snug, bedroom and shower room. This cottage is attached to unconverted stone outbuildings, which with planning permission could possibly extend the cottage significantly.

The property is approached via a private gated entrance leading in to a courtyard with stables, barns and the cottage. Set behind the cottage is the main house with a secluded garden containing a tree house and workshop/store room/log store. In total the land extends towards 6.2acres, of which 4.83 acres is pasture, (divided into 5 paddocks with post and rail fencing). There is also a menage (sand school) 50 x 28m, benefitting from floodlights plus there are 6 stables, tack room and feed room. There is ample capacity for lorries/trailers.

Schools
There are excellent state and independent schools in the vicinity including Wells Cathedral School, The Blue School Wells, Strode College in Street, Millfield, Downside and the Bruton Schools. Plus numerous local primary schools including the well regarded Ditcheat Primary School and All Hallows Prep School.

Situation
Four Foot Farm is on the A37 in Hornblotton Green. A traditional small English village with 3 working farms, and a beautiful Victorian arts and crafts style church. The village is on the Monarch's Way long-distance footpath and the Somerset Cycle Path is just outside the property. This house is ideally situated for commuters as it is only 6 miles from Castle Cary railway station which offers a mainline rail service to London (Paddington) in under 2 hours. A few minutes drive takes you to a fuel station with mini supermarket, plus a popular pub.
Shepton Mallet is 7.5 miles and is the closest town for shopping with a large supermarket in a small big brand shopping area, plus there is a weekly farmers market. The town is steeped in history and has supermarkets and the famous Kilver Court designer outlet shopping.
Glastonbury is 10 miles and has always been renowned as a place of pilgrimage and spirituality. There is a busy High Street that is awash with independent shops running from clairvoyants to convenience stores. One of the main landmarks is of course The Tor.
Wells is 12 miles and is the smallest city in England (population 11,000) set in beautiful countryside between the Somerset Levels and the Mendip Hills – an Area of Outstanding Natural Beauty. Wells has local markets twice a week plus a Waitrose and two other supermarkets and many medieval buildings including the Cathedral and moated Bishops Palace. There is a busy local shopping centre, which combines independent and all the usual high street shops and a broad range of societies and activities including the very popular Wells Food Festival and Wells literature Festival.
Nearby major towns of the area are Bristol, Bath Taunton and Yeovil and all are all within commuting distance.
