The site is accessed by a private access road off Sandy Lane to the south of Melton Mowbray and is surrounded by open countryside, with a Scheduled Ancient Monument in the field to the east. Description

The Property comprises a flat, broadly triangular former WWII Nissen Hut accommodation and poultry farm with various buildings in a dilapidated state, surrounded by mature trees. Given that the site is accessed by a single track of approximately 180 metres from Sandy Lane, there is an opportunity to create a unique private development.

Please note there is an existing right of way for a neighbouring landowner to move his sheep through the south west corner of the site.

Planning

Outline planning permission (reference 15/00537/OUT) was granted at committee on 7th July 2016 for the erection of 30 dwellings including refurbishment of an existing Nissen Hut to create a community space and space for a biomass boiler. This is subject to signing a Section 106 which is in an agreed form and details can be provided by the Agent. It has been agreed that there is a contribution to provide affordable housing off site.

Details of the application can be obtained from Melton Borough's website;
http://publicaccess.melton.gov.uk/online-applications/search.do?action=simple&searchType=Application

There is a Concept Layout submitted as part of the proposal which includes a mix as follows:
20% 3 bedroom houses
40% 4 bedroom houses
40% 5 bedroom houses
Of which 10% self build and 5 bungalows

There is a requirement to create new open space, including a new Local Area of Play (LAP), tree planting and landscaping, including ecological enhancements, new / improved habitats and improved access into the site and along Sandy Lane.

Further information is available in an information pack from Savills.

Historical Features

The site was used during World War II, housing Officers in Nissen Huts who were based at the nearby Dalby Airfield. Post war, the site was used as a Polish Displaced Persons Camp and then used as a poultry farm which has ceased operations some time ago.

There is a former Nissen Hut on site which is required to be retained and refurbished for a point of interest as part of the planning permission. Adjacent to the site is a field containing the remains of the Hospital of St Mary the Virgin & St Lazarus (Founded 1138) which is a Scheduled Ancient Monument (SAM). As part of the planning permission there is the requirement to provide a viewing platform at the edge of the site to view the SAM.
