Full description

We are delighted to offer for sale this substantially improved detached former mill keepers cottage just outside the village of Bathealton in West Somerset.

The property is set in grounds of approximately two and a quarter acres and there are lovely views across your own ground to the river and valley beyond. The property enjoys river frontage on the River Tone with the associated fishing rights and there is a large pond at the foot of the grounds by Hagley Bridge. There is also an area of woodland/copse at the rear of the property behind the drive.

There is a detached garage with stable and tack room which is suitable for conversion to a one bedroom annexe, for ancillary use if required. Plans have been approved and we hold a certificate at the office for proposed lawful use as ancillary accomodation.

One enters the property via a porch on the south elevation with a further stable door leading through to the refurbished kitchen/dining room. This also enjoys access to the rear of the property and is well-equipped with a range of modern wall and base units, an Esse range oven and an island in the middle of the dining area of the kitchen. To one side of this room is a sitting room with log burner enjoying the same views across the front garden as most rooms do, and to the right is a large living room with fireplace and log burner. From here there are French doors leading through to the dining room/studio at the side of the property which again has French doors out on to the front of the property and a rear door for convenience. Also at ground floor level at the rear of the property there is a ground floor cloakroom/shower room and an additional study which has recently been used as a fifth bedroom.

At first floor level there are four bedrooms and a family bathroom all enjoying a great outlook over the gardens.

The property benefits from an oil fired central heating sytem.
