Full description

Attached partially updated rural cottage, consent for detached annexe, gardens & land with stocked lake. 2 beds plus pp for annexe-foundations laid. Views to Carbis Bay. Private amenity land. Cash buyers only. Environmental appeal. 2.4 Acres

Situation - Higher Stennack is a tucked away country hamlet just outside the village of Troon which offers local facilities and amenities together with primary schooling. These are supplemented further by the town of Camborne about two miles to the north where there is a station on the London Paddington line, as well as junctions onto the A30(T).

Brief Description - Green Cottage is offered to the open market for sale for the first time in over 40 years and offers a tremendous opportunity to purchase an attached period and partially upgraded country cottage requiring finishing, together with extensive gardens where the foundations for a detached one bedroom annexe have been laid. From the gardens and annexe position there are delightful and far-reaching views to Carbis Bay, Godrevy and sea in the distance. Adjacent is a parcel of attractive recreational land which comprises pasture land, coniferous and deciduous woodland and an impressive small lake over about a third of an acre.

The Cottage - The attached cottage presents accommodation arranged over two storeys which is described in more detail as follows:-

Accommodation - (With approximate room measurements shown on floor plan)

Ground Floor -

Living Room - With part glazed front door, open tread stairs to first floor, attractive exposed stone elevations, old stone fireplace with granite arched beam and hearth with deep recess to side, window seat with outlook to the front garden and doorway to:

Kitchen - With door to outside and currently vaulted.

First Floor -

Small Landing - With small window to outside and doorways off to:

Bedroom 1 - With quarter pane window with outlook to the front gardens, exposed stone elevations and vaulted.

Bedroom 2 - With quarter pane window to the front garden, part exposed stone elevation and vaulted.

Nb - The roof has been overhauled and is well insulated. It is considered there is potential to alter the existing first floor layout to create two bedrooms and bathroom.

The Gardens - Immediately to the front of Green Cottage are garden areas which are extensive and run to a stone hardcore car parking and turning area for a number of vehicles.

Within the gardens are grass areas with Cornish hedge boundaries and the laid foundations for the annexe.

The Annexe - Detailed planning permission was originally granted by Cornwall Council (application number PA09/01253?F)) on 3rd February 2010 for a detached annexe to form ancillary accommodation to the existing property. The foundations were laid by the current Vendor in August 2010. The current plans provide for:-

Studio, shower room/wc, office/bedroom with cupboards and airing cupboard and outside store.

The Land - A particular feature of the sale of Green Cottage is the adjoining parcel of diverse, attractive, and secure amenity land which lies to the south of the cottage. This parcel of land offers potential for a variety of uses such as camping, glamping, wildlife watching and so forth - subject to any necessary consents and approvals. The land offers much environmental appeal and is a natural haven for wildlife and in the spring comes alive with a wide variety wild flowers and plants.

The small centrepiece lake, which is understood to have originally been the quarrying site for the construction of Rosewarne Manor, was allowed to flood about 100 years ago. Today, the water offers recreational potential for instance it is stocked with coarse fish.

Adjacent to the pond are areas of deciduous woodland, with indigenous matures trees, interspersed with mature conifers. It is considered there is potential, if desired, to open up further the views over West Cornwall to Carbis Bay, the sea in the distance and the hills of Penwith Peninsula. There is also an area of useful open grassland for grazing, parking and so forth.

In total, Green Cottage extends to about 2.41 acres (.97 of a hectare).

Closing Order - A Closing Order was issued on 3rd April 1975 by Kerrier District Council (now Cornwall Council). We understand that the Closing Order was issued as the dwelling was generally decreed as uninhabitable, needing internal repair and provision of basic amenities.

Viewing - Strictly and only by prior appointment with Stags Truro office on 01872 264488.

Directions - From Chiverton Cross Roundabout on the A30(T), take the dual carriageway towards Penzance. Drive for about 7 miles and take the fourth exit at Camborne West towards Camborne. Drive up the slip road, bear to the left and at the mini roundabout take the first left. Drive into the centre of Camborne and at the mini roundabout turn right. After about 500 yards at the next roundabout, turn right towards Praze an Beeble. On the edge of Camborne, turn left towards Treslothan. Drive up through the woods. Pass the turning on the right towards Treslothan Church and at the top of the hill, just after the 30 mph limit sign, turn right in front of the granite double pitched house. Turn immediately left, pass the stone fronted house on the right-hand side and after about a further 30 yards, turn right (unsignposted) into the no-through-road sign. After about 100 yards, bear to the right onto the stone lane where it is possible to park. The pedestrian gateway leading down to the cottage will be seen on the right-hand side.

Services - Mains water and electricity connected. Telephone conduit. Private drainage (unconnected).
