THE STORY

A HOME WITH HISTORY

It was in 2001 that the current owner moved into her individual home but the history of the striking property reaches back through the decades. "The land was originally presented to a World War I soldier named Sir Walter Hardy OBE," she explains. "He was given the plot for his valour and went on to build a two-bedroom bungalow on it. He called it Artillery Lodge." Since then much of its land has been sold off but the property still sits comfortably within its gardens of just over one-third of an acre. Over the years it was extended fairly significantly and then the current owner herself moved in and made substantial changes herself. "We have enlarged and redesigned much of the house, and have landscaped the grounds, added the games room and put the veranda on," she says.

ALL SEASONS

Today, the house can be arranged to offer between five and seven bedrooms, as well as a number of reception rooms and guest spaces. At ground floor level, there is currently a generous entrance hall, leading to a very spacious, double-aspect drawing room. There is also a dining room, kitchen breakfast room and summer lounge. "Everyone loves the summer lounge because it is so spacious and light, and it has doors on to the garden. My
favourite room, however, is the kitchen because it is massive. It is a great family room, with plenty of space for a table in the middle, and it is where everyone tends to gather. At parties, it is large enough for about 60 people!"

GREAT VERSATILITY

Two guest bedrooms, including one that could be used as a study, are at ground floor level, along with the family bathroom. One of the main suites is also here: this attractive room has an en suite bathroom and walk-in wardrobe. Up to four more possible bedrooms can be found up on the first floor. One of these is currently used as an office while another is the games room or snug. The master bedroom has a dressing room and en suite shower room. "This bedroom and one of the others opens up on to the balcony - there is also another large room up here which is used as a huge dressing room. This house is incredibly well-laid out, allowing it to be enjoyed in a variety of ways depending on people's requirements."

WORK, REST AND PLAY

Indeed, the current owners have enjoyed being able to work from home. There is plenty of off-street parking, there are good transport links and there is hardwired CCTV, as well as state-of-the-art security systems. The layout of the house could also be perfect for multi-generational living, with different family groups having their own dedicated spaces. "This house is also ideal for anyone who enjoys entertaining," she observes. "Inside, the
rooms lead into one another, ensuring there is a good flow, and the sheer space means you could have 100 people here and still only be in a very small part of the whole house. You can also open up the double doors to create one large space."

HAPPY TIMES

The position of the house makes it easy for friends, family and work colleagues to visit, she suggests. "This is a brilliant location - we are just seven minutes' walk from the station and you can then be in Nottingham in 15 minutes, and from there in London in an hour and a half. I took my husband on a surprise trip to Paris once and we left the house on foot at 7am and by 11.10am we were standing under the Eiffel Tower!" It is just 10 minutes from Artillery Lodge to the M1 by car and yet there are also some picturesque places to walk and cycle on the doorstep. "We enjoy being in the tranquil countryside yet we also have great access to everything else we need," she says. "This is a beautiful house, in a superb location, and I know that whoever lives here next will be as happy as we have been."

SETTING THE SCENE

The grounds at Artillery Lodge are among its many attractive features. The house is set in approximately 4,000 sq m, which include a secluded woodland-style gardens, lawns and a barbecue area. There is also a secret garden and there are plenty of places to relax or entertain in the sunshine. There is generous off-road parking and a car port for up to three vehicles.
