Tenure: Freehold

A hidden gem; a west facing waterfront plot with detailed planning consent situated towards the southern end of the exclusive Restronguet Point

Location

Hope Haven is set within an Area of Outstanding Natural Beauty, in a tranquil elevated position along Restronguet Creek, at the southern end of the exclusive Restronguet Point peninsula. This is truly a hidden gem and offers a rare opportunity to acquire a west facing, waterfront plot overlooking Restronguet Creek, Restronguet Weir, the Pandora Inn and up the creek towards Penpol and Point. The plot descends to the water's edge, perfect for enjoying water-sports. Loe Beach and Mylor Harbour, both nearby, provide sailing and kayaking facilities along with clubhouses, lay ups, cafes and restaurants.

Description

THE CONCEPT

Hope Haven has been designed to optimise its waterfront position and the wonderful scenery of Restronguet Point, with most rooms facing west with views over the creek and towards the renowned Pandora Inn. The house has been cleverly designed to mirror the neighbouring property using similar local materials with a contemporary twist to create an outstanding property.

• A modern take on a traditional waterside property
• Versatile and flexible design
• Designed using sympathetic, natural and local materials
• Positioned to interact positively with the site and surrounding area to minimise the environmental impact
• Designed to take full advantage of the west facing position

Current design suggests the following materials are used (subject to personal preference and planning permission):

• Walls - natural stone, natural timber cladding (red cedar), render and painted off-white
• Roof finish - Natural slate, grey ridge tiles, in-roof solar PV panels, intensive green roofs
• Windows - Aluminium, coloured dark grey, slate sills
• Doors - Predominantly glazed units, aluminium coloured dark grey and hardwood timber with slate sills
• Rainwater goods - Grey uPVC units

ARCHITECT'S NOTE

The intention is to present a two storey building gable on to the creek. This form and scale is common and can be considered expected, representing traditional waterside buildings such as a boathouse. This two storey element will be faced in natural local stone, with a pitched roof covered in natural slate. Alongside the two storey element will be a single storey building in natural timber with a flat sedum grass or planted roof. This single storey is designed to be recessive; it is built into the landscape with the garden above flowing down and onto the roof of the new building.

AGENT'S NOTE

Planning permission was granted in January 2017 with an expiration of January 2020.

The planning documents can be found via the Cornwall Council Planning portal under application reference PA16/10171.

SERVICES

Mains water and electricity are connected to the property immediately next door to the plot, Bodelvan. The design includes the use of solar panels.
