Distinguished Georgian Surrey Hills Estate

Old Enton occupies an elevated and wonderfully tranquil location surrounded by an attractive variety of open and wooded countryside is just some 3 miles to the south of Godalming. Quietly situated but not isolated, the small settlement of Enton is within easy reach of all necessary communications and amenities. It lies within the Green Belt and is classified as an Area of Great Landscape Value, whilst the surrounding Surrey Hills is a designated AONB with all the protection these imply.

Understood to date in part from the 18th Century with later additions; Old Enton displays the classic Georgian characteristics and proportions with its red brick elevations, pedimented porch and square paned sash windows, some of which have folding internal shutters. Internally, a light and spacious reception hall retains the original elegant main staircase with hardwood handrail and the beautifully polished oak floor. Doors lead off to the study and TV or sitting room. The stylish double aspect drawing room includes an original marble fireplace, decorative ceiling cornice and deep bay window with lovely southerly views of the gardens. The richly decorated dining room, that also includes an original fireplace, is currently arranged as a billiard room.
Beyond the main reception hall, an inner hall and lobby lead to a modern conservatory with doors to the terrace and stunning garden views. There is a cosy morning/sitting room that also opens into the conservatory. The spacious kitchen features a four-oven AGA and a comprehensive range of bespoke furniture. This includes a central workstation and integrated appliances under granite surfaces. An open arch leads to a double aspect breakfast or family dining room.
Adjacent to the rear kitchen door there is a generous laundry/boot room with a good range of storage and space for appliances. Bedroom accommodation comprises a superbly spacious and elegant double aspect master suite with two dressing rooms and a recently refitted bath and shower room. Bedroom and bathroom enjoy lovely views. There are six further bedrooms - three with en suite facilities. The accommodation of Old Enton is well laid out and is illustrated on the floor plans included in this brochure.

To the north of the main house andbeside the second access drive, a collection of period outbuildings include garaging for up to six cars, workshop, storage and a period barn.

Period Barn
The barn is of particular interest. Having been superbly restored as a leisure or party space it provides the ideal venue for teenage gatherings or family celebrations. The barn comprises two linked rooms with the main room having French doors opening onto a small patio, plus two further rooms arranged as a gymnasium and a kitchenette. There are also stairs up to a mezzanine level currently arranged as sitting/media room and an adjacent bathroom.

There are two separate cottages within the estate. Stable Cottage is attached and forms part of the main barn and garage building. Accommodation comprises two bedrooms, bathroom, sitting room, dining room, kitchen and utility room. Keeper's Lodge is situated at the end of a private lane and some distance from the main house. Accommodation includes two bedrooms, bathroom, living room, study and kitchen.

Gardens and Grounds
** The grounds amount to aproximately 90 acres in total, however, the main house is also available with less land and without cottages.**

The property is approached from the lane via automatic wrought iron gates. These open onto a gravelled drive that sweeps past banks of rhododendrons, azaleas and heather beds to arrive in front of the house at a very spacious forecourt and turning space around a central island with a magnificent American Maple. The drive continues to garages, further parking areas and an exit gate. The grounds at Old Enton are a particular feature of this property and comprise a number of very different but adjoining areas.

Lying mainly to the south and east of the house, the formal gardens are a delight to the eye being imaginatively planted for year-round colour and interest. Well-maintained level lawns extend away from the house and sun terrace, and are bordered by a superb variety of shrub and flower beds. Meticulously trimmed hedges divide the gardens into a range of different spaces with creative planting, statuary, a water feature, a wisteria-clad pergola, small orchard and a wide variety of specimen trees and shrubs. Paths lead through the garden and reward the eye with new vistas at every turn.
To the western side of the formal garden in a delightfully private and secluded corner, there is a 6m x 12m (approx.) outdoor swimming pool with an extensive paved surround and pool house. A path leads a short distance from here to the tennis court.

Much of the remaining estate is laid down to grass land and divided into a number of fenced paddocks. Depending on the intended use, these areas can be relatively low-maintenance requiring just an annual mowing. Alternatively it would be an easy matter for a knowledgeable owner to bring them into equestrian use.

The remaining land comprises mixed woodland, some of which is recorded as 'ancient woodland', and two lakes. Among the interesting trees in the grounds are a pair of ancient yews that are thought to be as much as 2000 years old. At present the woodland, lakes and pasture are maintained in a 'natural' state, requiring minimal attention in order to provide habitat for a variety of wildlife, which it does very successfully.

Two footpaths cross the land but neither are close to the house or gardens. Please refer to the site plan. There are three bridle ways nearby one of which adjoins the land to the south.

Square Footage: 6,790 sq ft
Acreage: 90 Acres

From Guildford or London follow the main A3 road south, then take the A283 slip road to Milford and Haslemere. Continue to follow A283/A286 signs through two sets of traffic lights and at the roundabout, take the second exit on A283 towards Chiddingfold and Petworth. Continue for 1.8 miles and then after passing the Witley playing fields on the left, turn left into Culmer Lane. Follow this lane 0.8 mile until shortly passing Enton Hall on the right, the un-named stone pillared entrance to Old Enton will be seen on the right hand side.
