Tenure: Freehold

A picturesque 18th Century village house of great character, Listed Grade II, and conveniently located between Chichester and Emsworth within convenient travelling distance of both Chichester Harbour and the South Downs National Park.

This handsome village house is believed to date from the 18th century and is a welcoming home of great character. The spacious sitting/dining room of some 23' in length and the adjacent snug have a wealth of exposed beams and timbers and a most attractive fireplace with exposed brick chimney breast is fitted with a woodburning stove providing an attractive focal point between the two rooms. The focus of day to day living is the kitchen/breakfast room of some 30' in length with a dramatic vaulted ceiling having exposed oak beams and timbers and double doors opening from the sitting area on to the lovely cottage gardens. The well-equipped kitchen has a good range of integrated appliances including a conventional ceramic hob and Neff oven/grill but the room is also fitted with a 4-oven gas-fired Aga making this a particularly welcoming room for winter evenings. In addition to the main reception rooms there is a home office and cloaks/utility room keeping the white goods away from the main living areas. The house has four bedrooms in all, with a guest suite arranged on the ground floor having its own well-appointed bathroom with roll top bath on ball and claw feet and tiled shower recess. There are three double bedrooms on the first floor, two of which have the most attractive exposed brickwork and timbers. The first floor bathroom has a well-appointed suite with spa bath.

There are two driveways to the property located either side of the house, but the main parking area is arranged mainly to the west with double gates opening on to a stone shingle parking area and 10'6 high carport/boat store of some 19' in depth. Nearby, there is also located a workshop with light and power and a covered log storage area. The second vehicle access lies to the east of the house with a 5-bar gate opening on to a stone shingle drive. The gardens to the east of this driveway are laid mainly to lawn with the boundaries of the garden enclosed by well-established trees including firs, oak, chestnut and beech. Directly to the south of the cottage, the gardens are laid out in a traditional cottage style with raised herbaceous borders edged with sleepers and stocked with a colourful variety of traditional perennials and shrubs including fuchsias, ladies mantle, aquilegia and equinacea. A pergola covered sitting area looks out to a neat area of lawn planted with a traditional choice of young fruit trees including apple, plum and pear. To the west there is a soft fruit cage and two raised beds for vegetables and herbs. Nearby, lies a traditional well, the water from which is drawn for irrigating the garden. There are also external power points and garden lighting.

The Location

The village of Nutbourne lies some 4.5 miles to the west of Chichester and 3 miles to the east of Emsworth. There are a number of local shops in neighbouring Southbourne about 1/2 a mile away and these include a GP's surgery, pharmacy and a post office situated within the Co-Operative convenience store. More comprehensive facilities may be found in either Chichester, Emsworth or Portsmouth. The railway halt at Nutbourne allows access to regular rail services from either Chichester or Havant to London Victoria in about 1 hour 40 minutes or London Waterloo in about 1 hour 25 minutes respectively. The surrounding area provides an excellent choice of sporting and recreational activities although sailing is perhaps the predominant pastime with a choice of sailing clubs in both Langstone and Chichester Harbours. Emsworth Harbour itself is ideal for dinghy sailing and also has deep water yacht moorings.

Goodwood to the north is internationally known for its horse racing and the annual Festival of Speed and Revival meeting at its historic motor circuit. There is also a private members club and country club with sporting facilities including gym, indoor pool and tennis courts. The sandy beaches of the National Trust Reserve at East Head at West Wittering and the adjacent coastline have now become a popular location for land boarding and kite surfing. To the north, the rich countryside of the South Downs National Park provides many opportunities for walking, riding and mountain biking. Stansted Park with its historic house and grounds of some 18,000 acres of ancient beech forest, is now the setting for a number of events such as its annual garden show, cricket matches and the Stansted Proms.
