Situation: - The land lies between the villages of Adlingfleet and Garthorpe; 10 miles south east of Goole and 10 miles north of Scunthorpe.

Description: - The land is all in arable rotation growing winter and spring cereals together with oilseed rape, and potatoes which can be grown on about 50% of the land.

Soil Classification is Grade 2 and defined as being part of the Blacktoft Series of marine alluvium soils. They are described in greater detail as deep stoneless permeable calcareous fine and silty soils with some calcareous clayey soils. The land is flat with groundwater controlled by ditches and pumps.

Basic Payment Scheme: - All the land is registered for the Basic Payment Scheme and the Entitlements for the 2017 season will be transferred to the Purchasers without charge.

Rights Of Way: - LOT 1

Access to the land is either north west of Garthorpe Village along Station Road and Pasture Lane; or along the hard track off the Adlingfleet Road just south of the Village. The track running across the west boundary of field 1591 is not shown on the vendors title.
