Vendors Notes - Passive Haus Principles Applied To A Restored Period Property
The house has been renovated using the principles of a Passive Haus resulting in a super efficient yet warm home.
Super insulated from top to bottom with PIR thermal foil type Celotex insulation boards. Every floor is insulated between joists before the under floor heating has been fitted. All exterior walls are internally lined with a minimum 50mm PIR board and the roof has a minimum 150mm. The roof itself is a warm roof design. Insulated above the joists with TLX Gold Insulating Breather Membrane, then insulated between rafters with a minimum 50mm PIR board. Flat areas of the roof have a minimum 150mm PIR Insulation. Insulation levels combined with the glazing system, MVHR air system and B&G Concept 760 Green log burner mean the house is as near to the European Passive Haus building standard as is practical with an old home renovation.
Ultimately the Passive Haus approach to renovation has resulted in minimal energy costs. Electric bills less than £25 a month including cooking and car charging! Gas bills less than £1500 per year.

All rooms are mechanically ventilated; the house is essentially air tight other than the mechanical system or by opening windows. Air is recovered from rooms generating heat such as bathrooms, kitchen, utility room and study over log burner. This warm air is taken back to the basement unit and before the air is vented out of the house up to 85% of the heat is recovered to heat fresh air being pumped in. Only fresh air heated from the air extracted from the warm rooms is brought back into the house. This makes the house super energy efficient.

A gas boiler heats the warm water under floor central heating system. Every room has its own thermostat that is Network Linked back to the central control. This allows for all rooms to be heated to there own requirements. The thermostats are in turn connected to the Home Automation system that is detailed below. Shower rooms are treated slightly differently in that in addition to the warm water system detailed above they have electric floor heating mats immediately under the shower areas. This means that extra heat can be applied to the wet areas for comfort and to speed up drying.

Internorm Home Pure Timber / Aluminum composite glazing is fitted to all windows; white spruce timber inside and grey aluminum outside. All windows feature quadruple glazing with triple gasket protection - sun and privacy protection, sound and thermal insulation. Blinds, electronically controlled by the home automation, are fitted between the outer pains for privacy and thermal protection. All opening units tilt & turn; tilt in for ventilation or hinge in for full inward opening and easy cleaning.
Made by Internorm of Germany they feature levels of insulation suitable for alpine locations up to 1000m; therefor perfectly suited for a seaside location. The front and back doors are made by Internorm sister company Schuco; they offer the highest levels of insulation and security.

The study log burner is the Concept 760 Green model from Belgian manufacturer Bodart & Gonay.
This log burner is specifically designed for Passive Haus applications. The unit is vented from outside the room to within the fire box only. Fans built into the log burner draw air from the room and pass it around the fire box and back into the room resulting in maximum heat gain from minimum full. When warmed up the air can be adjusted down allowing very slow burn and therefore retaining the over-night burn. Combined with the house MVHR system mean that effectively the whole house is benefits from the heat generated by the fire. The log burner is a nice feature to have but can be left unlit as the house has underfloor gas central heating throughout.

Collingwood LED low energy and dimmable lighting is fitted throughout, inside and out, resulting in super low energy bills.
The lights are wired in zones that are all wired back to the central home automation detailed below allowing for practically unlimited mood lighting options.

A Control4 system has been designed and installed by Rayleigh Hifi. The main features are;
