SELLERS COMMENTS "I've loved my time here at Willow House. As soon as I walked into the garden room and looked out over the garden, I felt at home. With some re-jigging and lots of hard work redecorating three bedrooms, a new family bathroom and further ensuite, the living areas have been transformed into a contemporary, tranquil home with calm, neutral tones throughout.

The location is wonderful. Living on the edge of Bovey Tracey town means I can easily walk to all the shops and amenities and yet, when at home, it feels like I'm in the middle of nowhere! The house is surrounded by a large variety of mature trees and shrubs with views over the field and up to Dartmoor. With a south facing garden room that is always warm and full of light, the house is perfect for entertaining year round. In the summer months you can open the bi-fold doors and enjoy the terrace and pool.

Just across the road is Parke, the National Trust headquarters, where you can enjoy beautiful woodland and river walks. On the same estate, Home Farm café has a wonderful café and restaurant. Dartmoor National Park is also right on the doorstep with over 360 square miles to explore.

I will miss living here and really hope the next owners love Willow House as much as I have done and that they can enjoy it for many years."

DESCRIPTION Willow House is a fine example of an Arts & Crafts property. It is an exceptional family home improved and maintained to a high standard by the current owners. The flow of accommodation works well and every bit of space has been thought through carefully to create a relaxing, homely environment.
On the ground floor the spacious entrance hallway leads into the large open kitchen with stylish 'John Lewis of Hungerford' Artisan' custom-fitted kitchen with gas fired 4 ring Aga, a huge number of cupboards, a utility room and walk-in pantry.

Leading from the kitchen, the twenty eight foot Green Oak garden room is the heart of the home and is currently used as a dining and living area. This open, light and airy room lends itself beautifully as a space to entertain. The bi-fold doors open onto a large terrace and lower patio where you can soak up the sun or head down to the pool.

A door at the other end of the garden room leads into the L shaped living room with a woodburning stove and two windows overlooking the garden. The 'L' shape part of the room, currently used as a study area, could be used in a variety of ways, such as a library or home cinema. From here a stained glass door leads back into the entrance hallway. The ground floor also has a cloakroom/WC and large separate guest suite with double bed and ensuite facilities with a walk-in shower. Windows in the bedroom overlook the back garden and the field to the side.

Upstairs there are four lovely, spacious double bedrooms; one benefitting from a large ensuite bathroom with jacuzzi tub and shower. The family bathroom has been completely redecorated and now includes a separate bath and shower.

The outside of this property is equally as beautiful as the inside. A great deal of care has gone into the planning and upkeep. From the back of the house, the south facing gardens are level and predominantly laid to lawn. Flowerbeds have been planted and stocked with established shrubs and plants, as well as mature trees, offering some shade on sunny days. To the left side of the lawn is the pool area and pool house. The side garden has a potting shed and beds laid out for fruit and vegetables that are currently stocked with strawberries, raspberries, black, red and white currants, gooseberries, asparagus and rhubarb.
To the front of the property there is lawn area to the side of a sweeping driveway as well as access to the double (tandem) garage/workshop. There is also a timber built store, currently used to house garden equipment etc.

LOCATION Situated approximately 10-minutes walk from the bustling town of Bovey Tracey (known locally as the gateway to the moor) where there is an excellent range of local amenities. These include a health centre, restaurants, public houses, a primary school, post office and a bank etc. The market town of Newton Abbot is approximately 15 minutes' drive away where there is a comprehensive range of shops, a mainline railway station (London Paddington approximately 2.5 hours).
