SITUATION
The site is well located on the eastern outskirts of the popular coastal town of Marazion. The site is well placed for easy access to all main amenities and the A394 into Penzance. Marazion is one of the most sought after coastal locations on a particularly spectacular stretch of the south Cornish coastline with wonderful views of the famous St. Michael's Mount.

Marazion has a thriving local community and is a popular tourist destination and has many local art, pottery and jewellery galleries, craft shops, cafés and restaurants, the highly regarded Godolphin Arms Hotel and Mount Haven Hotel, public houses, doctor's surgery, local school community centre and Post Office/grocery store. Above all else Marazion is famous for being home of the St. Michael's Mount with its sandy beach and large bay providing excellent conditions for water sports including wind surfing, kite surfing and sailing etc. Marazion is also in an Area of Outstanding Natural Beauty.

The site, next to Henfor Farmhouse, is just over ¾ of a mile from the centre of the town which has a regular bus service passing through it. The development has good direct access onto the main road into Marazion.

The South West Coastal Path is close at hand and provides spectacular walks to Porthleven (10 miles) or from Marazion into Penzance which is just over 2 miles. The harbour town of Penzance, which is the main commercial centre for the Land's End Peninsula, has excellent local facilities and there is also a mainline railway station which connects to London Paddington.

THE SITE
The site is level, regular in shape with relatively straight, clearly defined boundaries and extends to approximately a third of an acre. The shape and levels of the plot will offer no constraints to development and the proposed dwellings will visually sit comfortably between existing dwellings. The appearance and scale of the new properties will be sympathetic to the existing farmhouse.

The approved plans are for three detached four bedroom houses from which in parts there will be, particularly at first floor level, towards Mount's Bay and St. Michael's Mount, Penzance, Newlyn and Mousehole in one direction and the Lizard Peninsula in the other direction.
