THE PROPERTY Located by Peckforton Hall to the south of Tarporley in some of Cheshire's most exclusive countryside; Peckforton Hall Lodge is an attractive stone built house with open beamed ceilings and original features throughout.

Through a traditional porch, the reception hall leads on to a beautiful dining room with exposed beams and a large fireplace. Also accessed from the entrance hall is a well-fitted kitchen / breakfast room, featuring a double oven Aga and large windows which provide an open aspect over the gardens. Fabulous views of the surrounding countryside including Peckforton and Beeston Castle can be enjoyed from the well-sized conservatory, whilst French doors provide access out into the gardens, kitchen and dining areas. The impressive main sitting room includes a large alcove fireplace with wood burning stove, log store, picture windows and further access to the gardens.
The ground floor also includes a study and second sitting room, both with attractive fireplaces, as well as a bathroom and boot room with access to the gardens.

On the first floor the master bedroom is accessed via its own private staircase and includes an ensuite and built in storage. From the gallery off the house's main staircase there are two further bedrooms and a family bathroom.

OUTSIDE The house is approached via an attractive gravel path lined with flower beds leading to the front porch, with a separate drive to the side accessing the garage and outbuildings. To the sides of the house the garden is gravelled and paved; extending to large formal gardens, a croquet lawn, a quiet courtyard and shaded patio area. The grounds also include a double stable block with tack room and dog kennels.

LOCATION The village of Peckforton was recorded in the Domesday Book and now includes Peckforton Castle, a Victorian replica of a medieval castle which is now an exclusive country hotel, as well as Peckforton Hall which the Lodge originally served. Set in the beautiful Cheshire countryside with its many black and white beamed houses, the village still provides ready access to the mainline rail and motorway networks.

The nearby village of Bunbury (1.3 miles) has a primary school which is currently rated as Good by Ofsted, with a further eight primary schools all rated Good or Outstanding within 5 miles. The Outstanding rated Tarporley High School and Sixth Form College is 3.3 miles away from the village.

ROUTE From our office in the centre of Tarporley take a left turn out of the village in the direction of Nantwich and proceed until reaching a junction with the A49. At this point turn left onto the A49 and upon reaching the crossroads with the Red Fox Public House on your right, take a right turn. Proceed through the village of Beeston and having passed The Wild Boar Hotel on the left hand side continue straight on. Having passed Bunbury Heath you will then enter into Spurstow and take the right hand turn into Peckforton Hall Lane. Carry up Peckforton Hall Lane for just under a mile. On the right hand side a black and white lodge house will be seen, which is the subject property.
